Construction Project Manager
Location: Oakhurst, NJ | Office & Field-Based
Rushmore Construction Group is a growing, founder-led custom luxury home builder based in Monmouth County, New Jersey. We guide homeowners through every phase of the building process, from pre-construction planning and design coordination through construction and long-term care. We're looking for an experienced, highly organized Construction Project Manager to take ownership of custom residential projects from pre-construction through final completion.
This is not a desk-only project management role. You'll spend time both in the office and in the field, working directly with homeowners, designers, architects, engineers, subcontractors, vendors, and our site team to keep every aspect of the project moving.
You'll be responsible for the bigger picture: schedule, budget, procurement, client communication, trade coordination, selections, change orders, documentation, and ultimately the successful delivery of each home.
We're looking for someone who understands how high-quality residential construction comes together, anticipates problems before they become delays, communicates confidently with clients and trades, and takes genuine ownership of their projects.
- Serve as the primary point of contact for homeowners and designers, providing clear and proactive communication regarding schedules, budgets, selections, change orders, project milestones, and outstanding decisions.
- Take ownership of multiple custom residential construction projects from pre-construction through punch list and final handover.
- Coordinate with architects, engineers, interior designers, consultants, inspectors, township officials, and other project stakeholders.
- Develop, manage, and continuously update project schedules using Buildertrend.
- Plan construction sequencing and coordinate subcontractors, trades, suppliers, and major material deliveries.
- Prepare, review, and manage purchase orders, scopes of work, subcontractor proposals, and procurement requirements.
- Manage project budgets, allowances, committed costs, cost-to-complete projections, bills, change orders, and financial reporting.
- Proactively identify change orders that elevate the home's design and long-term value, simultaneously enhancing the client experience and strengthening project profitability
- Work with homeowners, designers, and the project team to recognize upgrades, scope enhancements, and design refinements that are genuinely valuable to the client rather than simply reacting to requested changes.
- Clearly communicate the benefits, costs, schedule implications, and construction impact of proposed changes so clients can make informed decisions.
- Develop accurate and timely pricing for change orders, including subcontractor costs, materials, labor, overhead, schedule impact, and appropriate project margin.
- Manage the change-order process from initial opportunity or request through pricing, client approval, procurement, field execution, billing, and closeout.
- Ensure approved changes are documented clearly and communicated to all affected trades, suppliers, designers, and site personnel before work proceeds.
- Protect project margins by ensuring additional scope, upgrades, design revisions, and unforeseen work are properly documented, priced, approved, and billed rather than absorbed into the original contract.
- Maintain strong judgment around change orders, balancing commercial opportunity with trust, transparency, and the long-term client relationship.
- Identify budget or schedule risks early and develop solutions before they negatively affect the project.
- Review construction plans, specifications, engineering documents, shop drawings, selections, and field conditions.
- Coordinate permits, inspections, engineering sign-offs, approvals, selections, and project documentation.
- Conduct regular site visits and quality-control walkthroughs to verify progress and ensure work meets plans, specifications, applicable codes, and Rushmore's quality standards.
- Work closely with the Site Supervisor to coordinate field activities, resolve construction issues, and hold subcontractors accountable for completing work properly and on schedule.
- Create, maintain, and drive completion of rolling punch lists throughout construction rather than waiting until the end of the project.
- Manage client concerns, scope conflicts, unforeseen conditions, subcontractor issues, and project disputes professionally and calmly.
- Lead project meetings and communicate clear responsibilities, deadlines, and next steps to everyone involved.
- Manage multiple projects, competing priorities, and changing conditions in a fast-moving custom-home environment.
- Take ownership of project outcomes and continually look for ways to improve planning, communication, efficiency, quality, profitability, and the client experience.
- 5+ years of construction project management experience, preferably involving custom homes, luxury residential construction, major renovations, or similarly detailed construction projects.
- Demonstrated experience independently managing construction projects from planning through completion.
- Strong working knowledge of residential construction methods, sequencing, materials, trades, and building practices.
- Experience managing project budgets, purchase orders, change orders, allowances, schedules, subcontractors, and procurement.
- Strong commercial awareness and the ability to recognize, price, communicate, and manage legitimate change-order opportunities.
- Experience protecting project profitability by accurately tracking additional scope, client upgrades, design revisions, and unforeseen conditions.
- Strong ability to read and interpret architectural plans, engineering drawings, specifications, shop drawings, and construction documents.
- Excellent organizational, communication, leadership, and problem-solving skills.
- Ability to communicate confidently and professionally with homeowners, architects, designers, subcontractors, vendors, inspectors, and company leadership.
- Comfortable discussing project costs, upgrades, scope changes, and additional work with clients in a professional and transparent manner.
- Comfortable making decisions, resolving problems, and taking ownership when construction does not go according to plan.
- Experience managing multiple projects or complex scopes simultaneously.
- Proficiency with construction project-management software; Buildertrend experience is strongly preferred.
- Bachelor's degree in construction management, Civil Engineering, Architecture, or a related field is preferred; equivalent hands-on construction and project-management experience will also be considered.
- Custom residential or luxury home-building experience is strongly preferred.
- Comfortable working both in the office and in the field.
- Valid driver's license and reliable transportation.
- Ability to occasionally adjust work hours to accommodate inspections, client meetings, project milestones, or urgent site requirements.
- A solutions-first attitude and the ability to remain composed, organized, and accountable under pressure.
- Full-Time. W-2 employment.
- Pay: $95,000 - $120,000 base salary, commensurate with experience.
