Position Overview
The Property Technician provides regionally assigned, hands-on field support to remove physical execution barriers from centralized sales, inspections, and home readiness. This role ensures that available inventory is consistently prepared, accessible, and presentable for tours, inspections, and move-ins.
Property Technicians serve as the on-the-ground execution arm supporting centralized teams, ensuring that sales activity, audits, and inspections are not delayed due to lack of onsite capacity.
Core Responsibilities
Inventory Readiness & Home Preparation
- Complete home sale punch lists to ensure homes are tour-ready and move-in ready
- Support home readiness for sales, inspections, and audits
- Perform final walkthrough tasks prior to showings and move-ins
- Identify and escalate issues that may delay availability or closing timelines
Tour Support & Sales Enablement
- Ensure homes and communities are consistently presentable for tours
- Provide onsite presence to support tours when needed
- Support tour quality by ensuring access, cleanliness, and functionality of homes
- Coordinate buyer key handoff at move-in
Community Appearance & Leasing Path-of-Travel
- Perform park clean-up focused on:
- Leasing path-of-travel
- Curb appeal in tour-visible areas
- Maintain consistent appearance standards in high-traffic and sales-critical areas
Access, Technology & Sales Infrastructure
- Install, maintain, and troubleshoot:
- Remote keypad and QR-code door access systems
- Cameras and cellular routers in model homes
- Ensure technology is operational to support self-guided and assisted tours
- Coordinate access changes as homes move through the sales pipeline
Signage & Onsite Sales Support
- Install, maintain, and remove park sales signage as directed
- Ensure signage is properly placed, visible, and compliant with standards
- Provide onsite support to facilitate smooth sales execution when required
Regional Field Support & Coordination
- Travel between assigned communities within the region based on sales and inspection priorities
- Coordinate daily and weekly priorities with the Regional Property Manager and Sales Team
- Respond quickly to execution needs that impact sales velocity, inspections, or audits
- Serve as the primary onsite execution resource for centralized teams
Documentation & Communication
- Document completed work, readiness status, and issues identified using company systems
- Communicate clearly with the Regional Property Manager and Sales Team regarding:
- Home readiness status
- Delays or risks
- Follow-up needs
- Escalate issues that require vendor, capital, or leadership involvement
Qualifications & Experience
Required
- 2+ years of hands-on field experience (property support, maintenance, construction, or similar)
- Strong attention to detail and pride in presentation and readiness
- Comfort installing and troubleshooting basic technology and hardware
- Valid driver’s license and ability to travel regionally
- Ability to work independently and prioritize execution-critical tasks
Preferred
- Experience supporting real estate sales, inspections, or leasing operations
- Familiarity with manufactured housing or residential communities
- Experience with access control systems, cameras, or smart-home technology
- Comfort using mobile tools or systems for documentation and task tracking
Pay: From $55,000.00 per year
