- At Baldwin House, we believe in creating a warm, welcoming environment where family, friends, and happiness are at the heart of everything we do. Our Maintenance Director plays a vital role in making our residents feel at home by delivering exceptional service maintaining the community.
- The Maintenance Director will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems and oversees the housekeeping department assigning janitorial tasks.
- All Baldwin House team members contribute to a culture of hospitality, supporting excellence across all departments—including culinary, housekeeping, maintenance, life enrichment, and administration.
Supervisory Responsibilities:
- Reports directly to the Executive Director
- Hires and trains maintenance department and housekeeping department staff.
- Organizes and oversees the schedules and work of maintenance and housekeeping staff.
- Conducts performance evaluations that are timely and constructive.
- Handles discipline and termination of employees as needed and in accordance with company policy.
- Manages department budgeting and spend-down reports.
- Maintains inspection readiness and leads community inspections.
Duties/ Responsibilities:
- All employees at Baldwin House are committed to our lateral service concept to assist other employees, teams and residents as needed in order to ensure a healthy, happy, and clean home for our residents
- Ensure the highest quality of customer service is available for our residents.
- Oversees the day-to-day operations of the maintenance and housekeeping department.
- Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
- Assesses building systems to plan work assignments and project schedules.
- Develops maintenance procedures and schedules.
- Ensures maintenance and repair work is completed correctly and in a timely manner.
- Assists with departmental budget estimates and costs of specific repair projects.
- Report repair needs and confirm repair fix costs with the Executive Director.
- Perform as backup transporter on community bus when needed (Chauffer's license required - see requirements below).
- Performs other related duties as assigned.

- Required Skills/Abilities:
- Excellent communication skills and a compassion for older adults
- Excellent interpersonal and customer service skills
- Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
- Excellent analytical and problem-solving skills.
- Ability to identify issues and determine repairs that are needed.
- Ability to plan maintenance schedules for building systems.
- Excellent management and supervisory skills.
- Ability to remain discreet and respect the privacy of residents, tenants, and/or guests.
- Ability to multitask and work as a team
- Proficient with Microsoft Office Suite or similar software.
Education and Experience:
- High school diploma or equivalent required.
- At least five years of maintenance experience required.
Physical Requirements and Qualificataions:
- Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
- Must be physically able to perform repairs when needed.
- Prolonged periods sitting at a desk and working on a computer.
- Must have or be willing to obtain a chauffer's license within 90 days of start.
