Job Description: Prepare financial projections and feasibility analyses for potential acquisitions and government-issued Requests-For-Proposals (RFPs), for both new construction and rehab projects. Assist with negotiations with sellers, brokers, and lenders. Manage acquisition of existing affordable housing properties as well as properties intended for new construction. Prepare financial projections for existing pipeline properties to be constructed or rehabbed. Interface with lenders, equity investors, local officials, and public agencies in preparation for construction loan closings and permanent loan conversions. Present projects to local officials, council members, zoning boards. Select third party consultants. Supervise the preparation of financing and tax credit applications. Prepare requisitions of projects in construction. Technical environment: affordable housing and finance; new construction development, acquisition/rehab; RFP submissions; understanding and interpretation of zoning and land use regulations to determine feasibility of potential new construction projects; Microsoft Excel for real estate finance; familiarity with residential housing physical components and schematic level design; reviewing architectural plans and drawings; GIS maps for land use.
Job Requirements: Master’s degree in City and Regional Planning, Public Policy or related field plus 3 years of experience with affordable housing and finance required.
Skills Required: new construction development, acquisition/rehab; RFP submissions; understanding and interpretation of zoning and land use regulations to determine feasibility of potential new construction projects; Microsoft Excel for real estate finance; familiarity with residential housing physical components and schematic level design; reviewing architectural plans and drawings; GIS maps for land use.
Salary Range: $170,000/yr.-$180,000/yr.
