Job Title: Custodial and Maintenance Technician
Reports To: Chief Operations Officer
Essential Functions:
· Cleans and keeps offices, meeting rooms, and common areas (hallways, kitchens, etc.) in an orderly condition.
· Set up furnishings and prepare rooms for meetings
· Sweeps, mops, scrubs, and vacuums.
· Empties trash and garbage containers.
· Notifies supervisor of repairs or safety concerns that require attention; coordinate contracted services when necessary, in conjunction with supervisor
· Performs lawn and landscape maintenance
· Maintains custodial and maintenance equipment
· Communicates with supervisor regularly
· Monitors and updates task list daily
Job Duties:
· Daily general custodial tasks including cleaning and disinfecting, wiping tables, mopping, vacuuming, emptying waste bins and taking trash to dumpster, sanitizing surfaces, cleaning glass, cleaning coffee service area, performing general clean up as incidents arise (including spot cleaning carpets), reporting any safety issues or visible repair needs, and setting up rooms for meetings.
· Daily restroom cleaning including disinfecting and wiping down high-touch surfaces such as door handles, flush handles, towel dispensers, and faucets; cleaning/sanitizing all basins, toilets, stall enclosures, and fixtures; refilling soap and paper product dispensers
· Frequent cleaning of sidewalk and walk off carpets; wiping/sanitizing light switches and handrails; disinfectant mopping kitchens; checking, filling, and changing batteries in all hand sanitizer dispensers; mopping restroom floors
· Wiping down all reflective surfaces, vacuuming all carpets thoroughly, cleaning and straightening cleaning supply areas, sweeping and mopping stairwells
· Occasional vacuuming fabric chairs, vacuuming intake and exhaust vents, dusting high surfaces, dusting baseboards, cleaning walls, baseboards, and painted surfaces (as needed), cleaning and disinfecting trash receptacles, washing hallway and office windows, scrubbing, stripping, and re-waxing tile floors, shampooing fabric furniture, shampooing carpeted areas, washing doors and frames including lock assemblies.
· Clean exterior stairwells and drains regularly
· Shovel/sweep snow and apply ice melt as needed
· Inform supervisor of need for custodial and maintenance supplies (including furnace filters)
· Make minor facilities repairs as they arise, inspect and replace ceiling tiles as needed, regularly change HVAC filters, perform seasonal start-up of chiller and boiler, inspect roof, inspect solar panels and dislodge debris such as ice and snow, clean condenser coils, monitor plumbing systems and inform supervisor of needed repairs, replace light bulbs as needed, clip carpet sprigs as needed, paint/paint touch up as needed, monitor exterior light cables, screws, hardware, gaskets, etc., power wash exterior surfaces as needed.
· Monitor and update online task list.
· Perform other duties and responsibilities as may be assigned.

Required Education/Experience/Certifications/Licensures:
· Reading, writing and conversing at a level commonly associated with a custodial/maintenance position.
· Knowledge of basic custodial and maintenance processes and procedures.
· Skilled in performing work requiring attention to detail.
· Ability to communicate effectively in person, by phone and email.
· Ability to work with multiple individuals and assignments with a focus on customer service.
Preferred Educational/Experience/Certifications/Licensures:
· High school diploma or equivalent.
· Minimum two years experience in custodial/maintenance.
· Training/certificate in custodial and maintenance processes.
Physical Demands:
Exerts up to 75 pounds of force occasionally and/or exerts up to 40 pounds of force frequently, and /or exerts up to 25 pounds of force often, and/or exerts a negligible amount of force constantly. Must be able to perform duties that require standing for extended periods of time during normal shift; must have excellent manual dexterity including the ability to perform repetitive motions; must be able to operate equipment and tools required for the position; must be able to work outdoors in various weather conditions.
Environmental Working Conditions:
This position works indoors in an office building and outdoors. Could be exposed to heat and cold, and other weather conditions, when working outdoors. Position includes yard maintenance during growing season.
Equipment Used:
Standard equipment, including but not limited to computer/laptop and associated software, copier, scrubber, vacuum cleaner, extractor, hand tools, power tools, mower, trimmer, and blower.
Travel Requirements:
Requires ability and means to travel to obtain supplies and materials, and for other purposes (mobility)
Expected Hours of Work:
Normal facility operating hours are 8:00 a.m. – 4:30 p.m. Monday through Friday, unless it is determined by administration that hours should be different. Some evening or weekend work may be required on a periodic basis. Summer (June and July) work schedule is 7 a.m. – 5:00 p.m. Monday through Thursday. Working schedule for this position will be determined by administration.
Term of Employment: Full Time, Non-Exempt
