Salary: $21.04/hr. minimum - $24.55/hr. midpoint (Depending on qualifications)
To perform a variety of tasks associated with the inspection of existing single-family residential properties and to enforce minimum property standards within adopted codes and ordinances.

SUPERVISION:
General supervision is provided by the Manager of Property Maintenance and Rental Inspections. EXAMPLE OF DUTIES
- All behaviors comply with the Code of Conduct and Rules of Behavior outlined in Chapter 8 of the General Government Policies and Procedures Manual. Adheres to assigned work schedule as outlined in city and department attendance policies and procedures.

Conduct exterior and interior inspections of existing single-family and multi-family residential dwellings. Enforce compliance with applicable codes, ordinances and regulations; recommend modifications and adjustments as necessary to comply with minimum property standards.

Inspect previously occupied rental single-family dwellings for code compliance; approve inspected dwellings for rental property license.

Inspect multi-family dwellings for code compliance; approve annual license issuance.

Inspect all dwelling exteriors for minimum code compliance within designated neighborhoods to include but not limited to broken windows, roof condition, weather protection of exterior surfaces, driveway and sidewalk condition and accessory building condition.

Ability to clearly communicate to property owners, contractors and the general public; explain and interpret requirements and restrictions of adopted codes and ordinances related to residential construction.

Receive calls and answer questions about licenses, permits and code requirements; direct inquiries as necessary relating to residential maintenance and construction.

Retrieve license and permit information from the computer; verify legal data including owners, tax records, and other data needed to issue permits and notify property owners of corrective actions necessary to gain code compliance.

Maintain files and reports regarding inspection activities and findings.

Testify in court as necessary. Drive to and from destinations as assigned.

Inspect plumbing, mechanical, electrical systems and varied other building component systems of residences for approval of rental property license programs.
OTHER DUTIES AND RESPONSIBILITIES

Conduct meetings with citizen groups to explain code and local regulations as related to the Residential Inspection Program.

Oversee maintenance of assigned vehicle.

Investigate and resolve public complaints; determine compliance with City codes and ordinances; recommend appropriate actions.

Assist in training other property maintenance inspectors and related staff as appropriate.

Perform other duties as assigned.
