Ascendia Group is seeking a skilled and reliable Maintenance and Project Manager to join our growing team. This hands-on leadership role supports our property management division, which oversees annual and vacation rental properties, as well as our real estate investment, primary residence, and secondary home portfolio. You will serve individual property owners of single-family homes and condominiums, ensuring properties are well-maintained, repairs are completed efficiently, and projects are delivered on time and within budget. The ideal candidate is a proactive problem-solver with strong technical knowledge and excellent communication skills who thrives in a fast-paced environment.
Key Responsibilities
- Oversee all repair and maintenance activities across the managed portfolio, including implementation of work orders from initial request through completion and verification.
- Manage and execute projects of varying scope and duration, ranging from same-day repairs to multi-week or multi-month capital improvement projects.
- Negotiate contracts, select, and manage relationships with outside vendors and contractors to ensure quality work, competitive pricing, and timely completion.
- Assess maintenance needs and determine when repairs or replacements require licensed professional vendors (plumbing, electrical, HVAC, etc.).
- Communicate effectively with property owners, buyers, and sellers; provide recommendations on preventative maintenance, repairs, and property improvements to protect and enhance asset value.
- Respond promptly to after-hours emergency service calls on a rotating basis and perform necessary work with overtime compensation.
- Conduct regular property inspections, identify potential issues, and recommend proactive solutions to minimize future repairs and downtime.
- Maintain accurate records of work orders, vendor agreements, budgets, and project status using property management software and other tools.
- Ensure all work complies with safety standards, building codes, and company policies.
Requirements & Qualifications
- Technical Knowledge: Strong working knowledge of plumbing, electrical systems, HVAC, and carpentry. Ability to perform basic repairs and accurately diagnose issues.
- Education: High School Diploma or equivalent required. Trade school, certifications, or additional technical training preferred.
Experience:
- Proven experience in property maintenance, facilities management, construction, or a related field. Previous project management or vendor coordination experience is a strong plus.
Skills:
- Excellent problem-solving abilities with a practical, solution-oriented mindset.
- Highly organized with exceptional attention to detail.
- Strong verbal communication skills; able to explain technical issues clearly to non-technical property owners and stakeholders.
- Intermediate computer skills (email, Microsoft Office, basic property management or work order software).
