We are seeking an experienced and highly organized Build Team Project Manager to oversee multiple active projects while maintaining Wit Construction's standards for quality, communication, schedule adherence, and client satisfaction,
Position Overview
The Build Team Project Manager is responsible for the successful execution of 3-4 custom home projects simultaneously from groundbreaking through completion. This individual serves as the primary field and project management representative, coordinating clients, subcontractors, suppliers, municipalities, and internal build teams to ensure projects are delivered on time, within budget, and the highest standards of craftsmanship.
The ideal candidate is a proactive leader with strong construction knowledge, exceptional organizational skill, and the ability to manage multiple priorities in a fast-paced environment
Primary Responsibilities
- Project Management & Field Oversight
- Manage and oversee 3-4 active luxury custom home projects simultaneously.
- Potentially oversee subdivision infrastructure and residential levelopment projects valued in excess of $20 million
- Conduct regular jobsite visits to monitor quality, progress, safety, and schedule performance
- Coordinate daily field operations and proactively address project challenges.
- Ensure all work is completed in accordance with plans, specifications, company standards, and applicable building codes
Scheduling & Production Planning
- Maintain and manage detailed construction schedules
- Coordinate subcontractors, suppliers, inspections, and deliveries.
- Develop and update weekly:
- 3-Day Outlook
- 3-Week Outlook
- 3-Month Outlook
- Identify critical path items and implement solutions to maintain project timelines.
Client Communication
- Serve as the primary point of contact for homeowners throughou construction.
- Provide regular progress updates and project communications Manage client expectations while delivering an exceptional customer experience.
- Coordinate and document homeowner decisions, selections, and change requests.
Budget Management & Estimating
- Monitor project budgets and job costs throughout construction
- Ensure adherence to approved budgets and cost controls
- Prepare and price change orders, including Labor and man-hour estimates, Material costs, Subcontractor costs, Equipment requirements
- Track and communicate budget impacts related to scope changes
Procurement & Vendor Management
- Solicit, receive, review, and compare subcontractor and supplier bids
- Negotiate pricing and scope when appropriate.
- Create and issue purchase orders.
- Coordinate procurement schedules to support project timelines.
- Maintain strong working relationships with trade partners and vendors.
Permitting & Municipal Coordination
- Track permits, inspections, approvals, and municipal requirements
- Coordinate with municipalities, engineers, inspectors, and utility providers.
- Ensure all project documentation and approvals remain current throughout construction.
Documentation & Reporting
- Maintain accurate daily construction logs and project records.
- Document project progress, delays, and resolutions
- Prepare status reports for management as required.
- Maintain organized project files, correspondence, schedules, and budget documentation,.
Team Leadership
- Provide leadership and oversight for Build Team Carpenters, Assistants and Painters.
- Promote accountability, professionalism, and teamwork
- Support employee development and field productivity.
- Foster a culture of safety, quality craftsmanship, and continuous improvement.
Qualifications Preferred
- Minimum 3 years of construction project management experience
- Strong knowledge of residential construction methods and sequencing.
- Ability to read and interpret construction drawings, specifications, and scopes of work.
- Experience managing budgets, schedules, change orders, and subcontractors. Excellent communication, leadership, and organizational skills. Strong computer proficiency, including Microsoft Office and construction management software
- Valid driver's license and clean driving record
- Preferred Experience managing luxury custom residential construction projects.
- Experience with residential development and subdivision infrastructure projects.
- Background in construction management, engineering, architecture or related field.
