Develop budget estimates and GMPs

Perform quantity takeoffs

Review estimates for accuracy

Maintain and leverage a historical cost database

Conduct scope gap reviews and bid leveling

Develop buyout strategy and lead subcontract negotiations

Build out bid packages
-
Track Value Engineering items and ensure incorporation before contract execution

Coordinate with design teams throughout preconstruction

Lead constructability reviews
-
Support owner agreement development, exhibits, and attachments
-
Ensure proposal quality, clear qualifications/exclusions, and sound schedule assumptions

Assemble complete turnover packages

Lead scope review with the Project Manager

Validate budgets and drive procurement strategy, including early long-lead planning
