We're seeking an experienced Affordable Housing Property Manager to oversee a well-established portfolio of affordable housing communities in Paterson, NJ.
This leadership opportunity oversees 313 apartment homes across four communities, including family, senior, and scattered-site housing. You'll lead an established on-site team while driving operational excellence, resident satisfaction, and property performance.
Portfolio
- Family Community – 70 Units
- Senior Community – 40 Units
- Scattered Site – 69 Units
- Garden/Townhome Community – 134 Units

Responsibilities
- Oversee the day-to-day operations of a 313-unit affordable housing portfolio.
- Lead, mentor, and support the on-site office and maintenance teams.
- Manage occupancy, leasing, renewals, resident retention, and collections.
- Ensure compliance with LIHTC, HUD, Fair Housing, and affordable housing regulations.
- Oversee certifications, recertifications, waitlists, and compliance documentation.
- Manage property budgets, accounts payable, vendor relationships, and financial performance.
- Coordinate maintenance operations, capital projects, inspections, and unit turns.
- Build positive relationships with residents while delivering exceptional customer service.
- Maintain properties in inspection-ready condition and achieve operational goals.
Qualifications
- Minimum 3 years of Affordable Housing Property Management experience.
- Direct LIHTC experience is required.
- Experience with HUD, Section 8, or other affordable housing programs.
- Strong leadership and team management experience.
- Budgeting, collections, occupancy, and financial management experience.
- Experience with RealPage OneSite, Yardi, or similar property management software.
- Excellent communication, organization, and customer service skills.
- Bilingual English/Spanish is a plus.
