JOB TITLE: Facilities Maintenance Specialist
ORGANIZATIONAL RELATIONSHIPS
Reports to: Director of Public Works
PRIMARY FUNCTION
Under the direction of the Director of Public Works, performs skilled and general maintenance, repair, inspection, and upkeep of Town-owned buildings, facilities, structures, and related equipment. The Facilities Maintenance Specialist is primarily responsible for maintaining Town facilities in a safe, clean, functional, and presentable condition and assists with facility improvement, renovation, construction, and preventive maintenance projects.
The position may provide support to other Public Works operations, including streets, parks, water, wastewater, snow removal, and emergency response, when directed by the Director of Public Works or when operational needs require assistance.
REQUIRED EDUCATION / KNOWLEDGE / EXPERIENCE
Requires a High School Diploma or equivalent.
Preferred qualifications include experience in building maintenance, facility maintenance, construction, carpentry, electrical, plumbing, HVAC, painting, mechanical repair, or related trade.
Must possess general knowledge of building maintenance procedures, construction practices, hand and power tools, workplace safety, and preventive maintenance.
Must possess a driver's license.
Must have the ability to communicate effectively with Town staff, contractors, vendors, and members of the public.
Employees may be required to perform physical work, including lifting, carrying, climbing, bending, reaching, and working in confined or elevated areas. Employees are expected to recognize and work within their physical capabilities and limitations.
PRIMARY DUTIES AND RESPONSIBILITIES
- Performs routine and preventive maintenance on Town-owned buildings, facilities, structures, and related property.
- Performs general building repairs, including carpentry, drywall, painting, flooring, doors, windows, ceilings, fixtures, and other facility components.
- Inspects Town facilities and reports building maintenance needs, safety concerns, structural issues, and required repairs to the Director of Public Works.
- Performs minor plumbing, electrical, mechanical, and HVAC-related maintenance
- Maintains and repairs doors, locks, hardware, lighting fixtures, shelving, cabinets, furniture, and other building components.
- Perform painting and other interior and exterior building improvements as needed.
- Develops and maintains preventive maintenance schedules for Town buildings, building systems, equipment, and other facility assets as directed.
- Assists with inspections and routine maintenance of emergency equipment and building systems, including emergency generators, fire extinguishers, alarms and lighting.
- Coordinates with contractors and service providers performing work at Town facilities as directed.
- Assists with facility renovations, remodeling, construction, and improvement projects, including demolition, framing, concrete work, carpentry, painting, installation, and site preparation.
- Maintains records of completed maintenance, repairs, inspections, materials used, and outstanding facility needs as directed.
- Identifies material, equipment, supply, and budgetary needs and communicates those needs.
- Assists with the maintenance and organization of the Town garage, workshops, storage buildings, and facility maintenance areas.
- Operates Town tools, vehicles, and equipment necessary to perform assigned facility maintenance duties.
- Maintains an adequate inventory of commonly used maintenance supplies.
- Assists with preparing Town facilities for meetings, public events, elections, and other Town activities when necessary.
- Responds to facility-related emergencies and urgent maintenance issues.
- Reports damage, vandalism, unsafe conditions, suspicious activity, or other concerns involving Town-owned buildings and property to the appropriate Town official.
SECONDARY PUBLIC WORKS RESPONSIBILITIES
- Will assist with snow removal, salting streets or other activities during inclement weather when operational needs require additional personnel.
- May be assigned to assist with streets, sidewalks, drainage, signage, snow removal, or other Public Works activities when operational needs require additional personnel.
- May assist with water and wastewater maintenance or emergency operations when directed.
- May assist with limited maintenance at Town parks and recreational facilities when facility-related work is required.
- May assist with grounds maintenance at Town facilities when necessary to maintain the property surrounding Town buildings.
- May be required to assist with emergency operations during severe weather, utility emergencies, or other situations affecting the Town.
- May perform other related duties as assigned.
WORK SCHEDULE
Works a 40-hour work week, with normal hours from 7:00 a.m. to 3:30 p.m., including an assigned 30-minute lunch break. The employee may be required to work outside normal hours for facility emergencies, special projects, or other operational needs.
SAFETY AND RESPONSIBILITIES
Performs all duties, including operation of Town vehicles, tools, and equipment, in a safe and responsible manner. Attends Town staff safety training and observes all applicable safety precautions, rules, regulations, and procedures.
The Facilities Maintenance Specialist is expected to take ownership of the condition of Town facilities, identify maintenance needs before they become major problems, and communicate deficiencies to the Director of Public Works in a timely manner.
