ODM Construction is seeking an experienced Residential Construction Project Manager / Superintendent to manage remodeling, addition, ADU, and custom residential construction projects from contract signing through final completion.
This is a hands-on field and management position. The ideal candidate must be able to manage homeowners, subcontractors, project schedules, materials, inspections, budgets, change orders, and quality control.
This is not an office-only project management role. The Project Manager will regularly visit active jobsites, review work against the plans and scope, identify problems early, and ensure every project is completed correctly, professionally, and on schedule.
Primary ResponsibilitiesProject Management
- Manage multiple residential construction projects from preconstruction through closeout
- Create, maintain, and communicate project schedules
- Coordinate subcontractors, inspections, deliveries, and material installation
- Confirm that each trade is ready before scheduling the next phase of work
- Track project progress, delays, upcoming decisions, and critical deadlines
- Maintain accurate project records in Buildertrend
- Conduct weekly project reviews with company leadership
Jobsite Supervision
- Visit active jobsites regularly and verify that work matches the plans, specifications, scope, and company standards
- Review plans and project requirements with subcontractors before work begins
- Verify measurements, layouts, elevations, finishes, and installation details
- Identify construction conflicts before they become costly mistakes
- Stop and correct unauthorized or defective work
- Maintain jobsite cleanliness, organization, and safety
- Prepare and manage punch lists through final completion
Client Communication
- Serve as the primary point of contact for homeowners during construction
- Provide clients with regular progress updates
- Communicate schedule changes, material decisions, jobsite conditions, and upcoming work
- Handle client concerns professionally and promptly
- Set realistic expectations while protecting the company’s scope and contract
- Maintain a high level of customer satisfaction throughout the project
Budget and Change-Order Control
- Understand each project’s contract, scope, allowances, exclusions, and payment schedule
- Track labor, materials, subcontractor costs, and job profitability
- Identify work outside the original scope before it is performed
- Prepare change-order information and obtain written approval before additional work begins
- Prevent unauthorized extras and undocumented subcontractor charges
- Assist with project billing and payment milestone verification
Materials and Procurement
- Review material selections and lead times
- Coordinate material orders, deliveries, storage, and installation dates
- Verify that correct materials arrive before installation
- Report damaged, missing, or incorrect materials immediately
- Prevent delays caused by incomplete selections or late purchasing
Inspections and Closeout
- Schedule and coordinate required inspections
- Confirm that correction notices are addressed promptly
- Manage final inspections, punch-list completion, and project closeout
- Collect warranties, manuals, photos, approvals, and final documentation
- Confirm the project is complete before final client turnover
Required Qualifications
- Minimum five years of residential construction, remodeling, or custom-home experience
- Strong knowledge of residential construction sequencing and building practices
- Ability to read architectural, structural, mechanical, electrical, and plumbing plans
- Experience managing subcontractors and multiple active jobsites
- Strong understanding of kitchens, bathrooms, additions, ADUs, and whole-home remodeling
- Ability to identify workmanship problems and construction conflicts
- Strong client communication and conflict-resolution skills
- Excellent organizational and scheduling abilities
- Valid California driver’s license and reliable transportation
- Comfortable using construction management software, email, smartphones, and digital plans
- Ability to communicate clearly in English and Spanish

Compensation and Benefits
- Base salary of $85,000–$100,000, depending on experience
- Performance-based bonus

Work Schedule
This is a full-time position. The Project Manager must be available during normal construction hours and may occasionally need to respond to urgent project matters outside of standard working hours.
