Job Title: Maintenance Technician

FLSA Status: Full-time; Non-exempt
Schedule: Monday-Friday and 1 week on call every 7-8 weeks. May be required to work outside of normal work hours
Reports to: Assistant Maintenance Manager or Head of Maintenance

Job Requirements:
Education: High school diploma or equivalent preferred
Experience: Basic knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems (including relevant equipment and tools) required. Moderate/advanced knowledge in one or more areas preferred
Work Conditions:
· Ability to carry equipment or supplies up ladder or stairs
· Comfortable maneuvering in small or high spaces
· Potential outside work in all weather conditions
· Ability to walk, stand, or kneel for extended period
· Ability to lift 75-100lb without assistance
· Comfortable entering occupied units
· Ability to be on-call one week every 7-8 weeks

Summary:
Maintenance Technician performs routine building maintenance duties as well as building remodels.
Essential Responsibilities:
· Perform routine building maintenance duties, including but not limited to painting prep, caulking, installation of blinds, painting bathtubs and color sealing surrounds, pest control, carpet repair, drywall repair, minor electrical repairs, plumbing, carpentry, minor appliance repair/installation, heating and ventilation systems maintenance, and manual labor such as digging and/or removing trash.
· Performs preventative maintenance, construction and repair work including pest control on building structures, systems, services, and components.
· Promptly responding to requests for emergency repairs and clean-ups.
· Ensuring that all maintenance equipment is in good working order.
· Receive work orders and determine what parts, equipment and services are needed to perform necessary maintenance and repair work.
· Complete administrative duties, such as filling out forms, tracking mileage, and using software on smart phone to track/enter time, inventory and equipment for each individual work order or job site.
· Keep inventory of maintenance and cleaning supplies/equipment, and report needs to supervisor.
· Diagnose and troubleshoot issues.
· Ability to have open and respectful communication with coworkers and residents.
· Comply with all safety and health regulations.
· Other maintenance duties as assigned.

Pay: $40,560.00 - $55,120.00 per year
