Senior Property Manager – Commercial Real Estate Portfolio
The Senior Property Manager is responsible for overseeing the day-to-day operations, tenant relations, financial performance, capital coordination, and overall tenant experience for an assigned commercial real estate portfolio. This position plays a key leadership role in maintaining operational excellence, preserving long-term asset value, and ensuring a high level of service for tenants, ownership, and visitors.
The ideal candidate is highly organized, service-oriented, technology-forward, and capable of managing a fast-paced and dynamic commercial real estate environment while coordinating effectively with accounting, engineering, leasing, construction, and executive leadership teams.
Portfolio assignments may include office, retail and industrial properties.
Key Responsibilities
· Oversee the daily operations and management of assigned commercial real estate properties and portfolios.
· Develop and maintain strong relationships with tenants, vendors, service providers, and the local business community.
· Coordinate tenant move-ins, move-outs, operational requests, and tenant improvement activities.
· Conduct regular property inspections and identify operational, maintenance, safety, or appearance concerns.
· Coordinate with engineering, maintenance, janitorial, security, and construction teams to maintain property standards and tenant satisfaction.
· Prepare annual operating budgets and capital expenditure plans for assigned properties.
· Monitor operating expenses, utility usage, tenant submetering activity, and overall property financial performance.
· Assist with utility tracking, energy management initiatives, tenant utility coordination, and review of utility-related discrepancies or billing concerns in coordination with accounting, engineering, and third-party consultants.
· Review and approve invoices, purchase orders, and property-related expenditures in accordance with company procedures.
· Solicit bids, negotiate, administer, and track vendor and service contracts.
· Maintain accurate contract records, operational documentation, inspection reports, and compliance tracking.
· Review tenant alteration submissions and coordinate internal approval processes.
· Respond to operational emergencies and building-related issues outside normal business hours when necessary.
· Coordinate capital projects, operational upgrades, and property improvement initiatives.
· Utilize Yardi, Microsoft 365 platforms, and related operational systems to support property operations, communication, and reporting
· Prepare professional reports, summaries, and operational updates for ownership and leadership.
· Support implementation and continuous improvement of company operational procedures and technology platforms.
· Perform additional duties and special projects as assigned.

Education & Experience
· 5+ years of commercial property management experience preferred.
· Experience managing tenant relations, property operations, budgets, service contracts, and capital coordination.
· Proficiency in Microsoft Office and property management systems such as Yardi.
· Experience utilizing Microsoft Teams, SharePoint, and related operational technology platforms preferred.
· Bachelor’s degree preferred or equivalent industry experience.
· CPM, RPA, or related industry designation preferred but not required.
· Accounting, finance, construction, or facilities experience is a plus.
Additional Requirements
· Ability to walk properties, climb stairs, and perform inspections throughout assigned assets.
· Ability to occasionally lift or move items up to 25 pounds.
· Valid driver’s license and ability to travel between assigned properties as required.
· Ability to work in varying indoor and outdoor conditions.
· Due to the operational nature of this position, regular on-site presence at assigned properties is required.
Pay: From $100,000.00 per year
