As an authorized Distech Controls Systems Integrator, AWL provides complete BAS/BMS services, including controls design, installation, system integration, programming, commissioning, and post-installation support. Due to continued growth in our BAS/BMS division, AWL is seeking an experienced HVAC Controls / BAS/BMS Applications Engineer to design, program, and support commissioning of building automation systems using Distech Controls and Tridium Niagara (AX/N4) platforms across projects throughout New York City.
Position Overview
The HVAC Controls / BAS/BMS Applications Engineer is responsible for the engineering-level design, programming, and technical support of commercial building automation systems — from initial system design and submittal development, through controller logic and graphics programming, to engineering-level commissioning support and system turnover documentation.
The Applications Engineer designs and programs control system logic and graphics from contract documents and engineering intent, and serves as the technical resource that Project Managers and Controls Technicians rely on for complex programming, system design, and commissioning questions.
The successful candidate will divide time between engineering and submittal development at AWL's Brooklyn office and on-site engineering support during commissioning, startup, and system turnover at project sites throughout New York City.
Required Technical Background
A minimum of three years of relevant experience in HVAC controls / BAS/BMS system design, programming, or engineering is required. Qualifying experience is typically gained in a technical role such as Applications Engineer, Controls Engineer or a similar engineering-focused building automation role.
Relevant experience should include substantial involvement in several of the following areas:
- BAS/BMS system design and engineering
- Controller logic programming and configuration
- BAS graphics and user-interface development
- Submittal package development
- Engineering-level commissioning and startup support
- BAS network architecture and protocol integration (BACnet, Modbus, LON)
Candidates should have direct engineering or programming experience with commercial BAS/BMS systems. General HVAC, electrical, or IT experience alone will not satisfy this requirement.
Key Responsibilities
- Design HVAC / BAS-BMS temperature control systems in accordance with contract plans, specifications, and engineering intent.
- Develop comprehensive submittal packages based on interpretation of project scope, equipment schedules, and specifications.
- Design, develop, and program controller logic, sequences of operation, and graphical user interfaces for BAS/BMS systems.
- Provide engineering-level support during system commissioning and startup, including resolving complex programming, sequence, and integration issues identified in the field.
- Serve as a technical resource for Project Managers and Controls Technicians on programming, system design, and commissioning questions.
- Review and interpret HVAC plans, equipment schedules, specifications, and sequences of operation to inform system design and programming.
- Assist with cost estimating for BAS/BMS controls scope during the presales and proposal phase.
- Participate in the product and equipment selection process for BAS/BMS systems.
- Review customer requests for special product or system requirements and develop appropriate technical solutions.
- Conduct end-user training and support system turnover for completed projects.
- Prepare and maintain engineering documentation, including field-change updates to as-built records, O&M manuals, and control program documentation.
- Coordinate with Project Managers, Controls Technicians, engineers, and Commissioning Authorities (CxA) to ensure designs are implemented as intended.
Required Qualifications
- Bachelor's degree in Engineering (Mechanical, Electrical, or related field), or equivalent hands-on BAS/BMS design and programming experience.
- A minimum of 3 years of relevant experience in HVAC controls / BAS/BMS system design, programming, or engineering is required.
- Direct technical experience with Distech Controls hardware and software.
- Niagara N4 certification, or equivalent hands-on Tridium Niagara AX/N4 platform experience.
- Working knowledge of LON, BACnet, and Modbus communication protocols.
- In-depth knowledge of HVAC automatic temperature controls and building automation system design.
- Proficiency with AutoCAD and Microsoft Visio for control drawings and system design documentation.
- Ability to read and interpret architectural, mechanical, and electrical drawings, specifications, and sequences of operation.
- Strong organizational skills and ability to manage multiple concurrent design and programming assignments in a fast-paced environment.
- Strong written and verbal communication skills, including the ability to prepare clear submittal and engineering documentation.
- NYC SST-62 card, or ability to obtain one prior to start.
- Valid driver's license and ability to travel to project sites throughout New York City.
Preferred Qualifications
- Distech Controls certification or factory training.
- Experience with BAS/BMS cost estimating or presales technical support.
- Experience working on NYC public infrastructure, institutional, healthcare, or mission-critical facility projects.
- Experience integrating BAS/BMS with VFDs, chillers, boilers, air handlers, and central plant systems.
- Familiarity with smart-building networks and BAS/BMS cybersecurity practices.
Work Environment
This is an in-person position divided between AWL's Brooklyn office and active project sites throughout New York City; remote work is not available. Office-based work involves system design, programming, and submittal development. Field-based work may require accessing mechanical rooms, equipment areas, and occupied or operating facilities in support of commissioning, startup, and system turnover. Evening, overnight, or weekend work may occasionally be required to support facility access, testing, or commissioning outside normal operating hours.

Base Salary: $80,000–$130,000, commensurate with experience
