POSITION: Lead Maintenance Technician
DEPARTMENT: Property Maintenance — Hartford, CT
REPORTS TO: Property Manager
HOURS: 40 hrs/week | Monday – Friday | 8:00 AM – 4:30 PM Please note: This position requires availability for on-call duties outside of regular business hours, including evenings and weekends, to respond to property emergencies as needed.
COMPENSATION: $60,000 – $70,000/yr commensurate with experience. PTO – 120 hrs/year.
General Job Description
The Maintenance Supervisor oversees the day-to-day maintenance operations of a 100+ unit residential property in Hartford, CT. This role leads the Maintenance Technician(s), ensures the property is maintained to the highest standards of safety and functionality, and is expected to be proactive, take initiative, and drive an efficient and well-organized maintenance department.
Essential Functions
Leadership & Supervision
- Directly oversee, mentor, and hold Maintenance Technicians accountable to company standards
- Assign and delegate work orders, projects, and daily tasks based on skill level, urgency, and workload
- Foster a team-oriented, professional, and positive work environment
Work Order & Maintenance Management
- Review, prioritize, and assign all incoming maintenance requests in a timely manner
- Perform and oversee maintenance tasks including electrical, plumbing, drywall, painting, lock replacement, tile repairs, window treatments, door replacements, and general repairs
- Ensure all vacant units are made rent-ready per property standards
- Conduct inspections to verify quality and completeness of all work performed
Purchasing & Inventory
- Source, purchase, and manage materials and supplies within budget guidelines
- Maintain organized on-site inventory of tools, parts, and materials
- Obtain vendor quotes and maintain relationships with suppliers and contractors
Documentation & Reporting
- Maintain daily logs of workflow, work orders, maintenance history, violations, and emergencies
- Report all lease violations and unusual circumstances observed during unit entries to the Property Manager
- Ensure all team members properly complete work order documentation and material usage checklists
Proactive Property Management
- Conduct regular property walkthroughs to identify maintenance needs, safety hazards, and violations before they escalate
- Recommend preventative maintenance schedules and capital improvement needs to the Property Manager
- Ensure common areas, grounds, and exterior spaces are clean and well-maintained
Safety & Compliance
- Ensure full compliance with HUD Housing Quality Standards (HQS), Hartford local codes, and State of Connecticut housing ordinances
- Stay current on regulatory changes and proactively implement required adjustments to maintenance practices
- Enforce all company safety standards in accordance with local, State, and Federal guidelines
Requirements
- Proven property maintenance experience with prior supervisory or lead experience preferred
- Strong working knowledge of electrical, plumbing, HVAC, carpentry, and general building systems
- Proficient in computer applications including property management software, email correspondence, and digital work order management systems
- Must have own hand tools; valid driver's license with clean DMV history required
- Must pass criminal background and DMV history check
- Strong organizational, time management, and communication skills (oral and written)
- Ability to work independently, manage multiple priorities, and lead with minimal supervision
- Must be available for on-call rotation including evenings and weekends
- Ability to lift/carry at least 50 lbs.

Pay: $65,000.00 - $75,000.00 per year
