Compensation:
$300 Per Closing
Responsibilities:-
Transaction Management: Open, process, and close escrow files for residential and/or commercial real estate transactions.

Title Review: Analyze title commitments and legal documents to identify and resolve potential issues (liens, encumbrances, etc.) prior to closing.

Communication: Act as the primary point of contact for real estate agents, buyers, sellers, and lenders. Provide timely updates and ensure all parties are aligned on deadlines.

Document Preparation: Prepare and review Settlement Statements, Closing Disclosures (CDs), and all necessary conveyance documents.

Closing Execution: Conduct professional closing ceremonies, explaining documents clearly to clients and ensuring all signatures are properly notarized.

Financial Oversight: Oversee the receipt and disbursement of funds, including earnest money, wire transfers, and loan proceeds, in accordance with Colorado Good Funds laws.

Compliance: Ensure every file meets the standards of the Colorado Division of Insurance and company-specific underwriting guidelines.
Qualifications:-
Experience: Minimum 2+ years of direct experience as an Escrow Officer or Closing Specialist within the title insurance industry.

Licensing: Must possess a valid Colorado Title Insurance Producer License.

Notary: Active Colorado Notary Public commission (or ability to obtain/transfer immediately).

Communication: Exceptional interpersonal skills; ability to handle high-pressure situations with a "customer-first" attitude.

Software: Proficiency in standard office suites and title production software. Knowledge of Qualia is strongly preferred.

Technical Knowledge: Strong understanding of Colorado-specific real estate contracts, proration, and title vesting.

Attention to Detail: Ability to spot errors in complex legal descriptions or financial figures that others might miss.

Multitasking: Capability to manage a high-volume pipeline of files (30–50+ closings/month) without sacrificing quality or accuracy.

Impartiality: Maintaining a neutral, professional stance to protect the integrity of the escrow process.

Experience with Qualia (Connect, Shield, or Marketplace modules).

Familiarity with Remote Online Notarization (RON) platforms.

Knowledge of local Colorado county recording requirements and e-recording procedures.
