Position Overview
As a Property Manager at Inventure Real Estate, you will independently manage a portfolio of commercial properties across office, medical, retail, and industrial asset classes in the Twin Cities and greater Minnesota market. Reporting directly to the Asset Manager, you will serve as the primary point of contact for owners, tenants, and vendors — executing lease administration, financial oversight, maintenance coordination, and tenant relations with full ownership and accountability from day one. This role is a critical hire that directly supports Inventure’s growth toward $1,000,000,000 assets under management.
Key Responsibilities
- Tenant and Vendor Relations
- Serve as primary contact for all tenant communication, service requests, and lease-related inquiries across the portfolio.
- Monitor and respond to service requests. Create work orders and schedule vendors for required repairs and maintenance.
- Schedule and oversee required inspections, preventative maintenance programs, and property walkthroughs.
- Request, review, and compare proposals from multiple vendors for planned projects and needed repairs. Make recommendations to ownership.
- Coordinate tenant move-ins and move-outs, including condition documentation and security deposit reconciliation.
- Manage tenant relationships proactively to drive retention and minimize vacancy exposure.
- Property and Financial Management
- Prepare and deliver monthly operations reports, including full review of financial performance and variance analysis against budget.
- Execute Common Area Maintenance (CAM) budgets, reconciliations, and year-end true-ups independently and on schedule.
- Review and interpret property financials in Yardi Voyager. Identify and explain variances between actuals and budget.
- Respond to owner and tenant inquiries regarding rent, statements, and lease obligations.
- Support annual budget preparation for managed properties in coordination with the Property Controller.
- Track and manage accounts receivable. Follow up on delinquencies in accordance with lease terms.
- Lease Administration
- Administer leases across a mixed portfolio including multi-tenant office, medical, retail, and industrial assets.
- Interpret and apply lease language related to rent escalations, CAM caps, options, and tenant obligations.
- Maintain accurate lease abstracts and critical date tracking for all managed properties.
- Coordinate with the brokerage team on lease renewals, new tenant onboarding, and vacancy marketing as needed.
- Building Services and Maintenance
- Conduct regular property inspections across multiple asset types and document findings with follow-up action plans.
- Coordinate directly with the Facilities Manager and building engineering staff on maintenance priorities and project execution.
- Collaborate with the team on project timelines, contractor coordination, and budget tracking for capital improvements.
- Monitor construction project progress and maintain project documentation. Attend contractor coordination meetings and support construction-related administrative tasks as needed.
- Professional Development
- Attend Cardone Ventures training sessions provided by Inventure Real Estate.
- Engage in industry networking opportunities and pursue continued professional development in commercial real estate.
- Active pursuit of an industry designation such as Certified Property Manager or Real Property Administrator preferred. Inventure supports professional credentialing.
Qualifications
· Required
- 3–5 years of commercial property management experience, with demonstrated independent portfolio ownership.
- Proven experience managing multi-tenant office properties and executing CAM reconciliations without supervision.
- Ability to manage 20+ concurrent tenant relationships with urgency and professionalism.
- Proficiency in Yardi Voyager or comparable property management software.
- Strong written and verbal communication skills; ability to interface with owners, tenants, vendors, and leadership.
- Full working knowledge of commercial lease structures, lease administration, and property financials.

- Professional designation or active pursuit of designation.
- Prior portfolio experience of 200,000+ SF in multi-tenant commercial office.
- Familiarity with medical tenant management and/or industrial property operations.
- Experience managing out-of-state assets or multi-market portfolios.

- Collaboration: Work directly with the Asset Manager, Property Controller, Facilities Manager, and brokerage team as an integrated department contributor.
- Schedule: Full-time, in-person. Occasional property visits across the greater Minnesota market required.
Pay: $75,000.00 - $95,000.00 per year
