Multifamily Electrical Construction Division
Position Summary
The Project Manager is responsible for the overall planning, execution, financial performance, and successful completion of assigned multifamily electrical construction projects. This position manages projects from turnover through closeout and warranty while ensuring projects are completed safely, on schedule, within budget, and in accordance with contract requirements and company standards.
Reporting Structure
Reports To: Operations Manager / Project Executive
Direct Reports: Assistant Project Managers, Project Administrators (indirectly), Superintendents and Foremen (project coordination responsibilities)

Primary Responsibilities
- Manage all aspects of assigned projects from award through warranty.
- Maintain project profitability and forecasted margins.
- Develop and execute project plans and schedules.
- Lead project startup and turnover meetings.
- Manage customer relationships and communication.
- Oversee procurement, billing, change orders, and closeout.
- Provide leadership and support to field operations and project staff.
- Identify and mitigate project risks.
Project Startup Responsibilities
- Review contract documents and scope.
- Conduct project turnover meetings with estimating.
- Develop project execution plans.
- Establish budgets and cost codes.
- Create procurement and material release plans.
- Assign project team responsibilities.
- Conduct internal and external kickoff meetings.
Financial Management
- Maintain and update project budgets.
- Review job cost reports weekly.
- Prepare cost-to-complete forecasts.
- Analyze labor productivity.
- Monitor committed costs.
- Manage project cash flow.
- Lead monthly financial review meetings.
- Protect and improve gross profit margins.
Schedule Management
- Develop and maintain project schedules.
- Monitor milestone dates.
- Develop recovery schedules when required.
- Coordinate manpower requirements.
- Identify schedule risks and delays.
- Communicate schedule impacts to customers and management.
Procurement & Material Management
- Identify long-lead equipment.
- Approve material releases and purchase orders.
- Coordinate vendor relationships.
- Monitor delivery schedules.
- Resolve material shortages and procurement issues.
Submittals, RFIs & Change Orders
- Review and approve all submittals and RFIs.
- Ensure timely responses and follow-up.
- Identify and price change order opportunities.
- Negotiate change orders with customers.
- Maintain complete documentation supporting changes.
Billing Responsibilities
- Approve monthly billings and Schedule of Values.
- Verify percent complete and stored materials.
- Monitor accounts receivable and retainage.
- Assist with collections and dispute resolution.
Field Operations Responsibilities
- Conduct routine jobsite visits.
- Support superintendents and foremen.
- Participate in manpower planning.
- Review safety performance and quality standards.
- Assist in resolving field issues and customer concerns.
Closeout & Warranty
- Manage punch lists and closeout requirements.
- Oversee as-built drawings and O&M manuals.
- Ensure final billing and retainage collection.
- Coordinate turnover to the warranty department.
- Support resolution of major warranty issues.
Leadership & Communication
- Lead project meetings.
- Mentor Assistant Project Managers and Administrators.
- Develop strong relationships with owners, general contractors, vendors, and inspectors.
- Communicate effectively with field personnel and executive management.
Software Requirements
- Microsoft Office Suite (advanced Excel proficiency preferred)
- Procore
- Autodesk Build / PlanGrid
- Bluebeam Revu
- Accounting and ERP software
- Scheduling software (Microsoft Project or Primavera preferred)
Required Qualifications
- Minimum of five (5) years of electrical construction project management experience.
- Multifamily electrical experience strongly preferred.
- Strong understanding of electrical systems and construction processes.
- Ability to manage multiple projects simultaneously.
- Excellent communication, leadership, and organizational skills.
- Valid driver's license and ability to travel to project sites.

Physical Requirements
- Ability to visit active construction sites.
