The Accounting Manager is responsible for the financial accounting, reporting, budgeting, and analysis of a portfolio of commercial properties. This position ensures accurate financial records, timely reporting, compliance with Generally Accepted Accounting Principles (GAAP), company policies, and applicable federal, state, and local regulations. The Property Accounting Manager works closely with the Property Manager, Leasing, Operations, vendors, tenants, and external accountants to support the financial performance and operational success of the property portfolio.
The Property Accounting Manager is responsible for the full accounting cycle for assigned properties, including accounts payable, accounts receivable, general ledger maintenance, bank reconciliations, financial reporting, budgeting, forecasting, tenant accounting, and month-end close activities. This position plays a critical role in maintaining financial integrity, supporting strategic decision-making, and ensuring exceptional customer service to property owners and tenants.
This position is classified as Full-Time, Salaried ($85,000.00-$95,000.00), Exempt under applicable federal and Colorado wage and hour laws.

Key Responsibilities
- Manage full-cycle accounting for an assigned portfolio of commercial properties.
- Maintain accurate general ledger accounts, journal entries, accruals, reconciliations, and financial records in accordance with GAAP and company policies.
- Process accounts payable, accounts receivable, tenant billing, rent payments, security deposits, and vendor invoices.
- Perform monthly bank reconciliations, balance sheet reconciliations, and month-end/year-end close activities.
- Prepare monthly financial statements, income statements, balance sheets, cash flow reports, and supporting schedules.
- Analyze budget-to-actual variances and provide financial insights to Property Managers and leadership.
- Develop annual budgets, forecasts, cash flow projections, and capital improvement planning.
- Manage tenant and lease accounting, including rent charges, lease escalations, CAM reconciliations, and account reviews.
- Maintain fixed asset schedules, capital expenditure tracking, and depreciation records.
- Support property audits, tax reporting, lender reporting, and compliance requirements.
- Partner with Property Managers, vendors, and internal teams to resolve accounting issues and improve financial performance.
- Assist with property acquisitions, dispositions, onboarding of new properties, and special accounting projects.
Qualifications
Education & Experience
- Bachelor’s degree in Accounting, Finance, Business Administration, or related field preferred.
- Minimum five (5) years of commercial property accounting experience.
- Experience with full-cycle accounting, financial reporting, and month-end close required.
Preferred Certifications
- CPA or CMA preferred but not required.
Skills & Competencies
- Strong knowledge of GAAP and real estate/property accounting practices.
- Experience with general ledger, accounts payable, accounts receivable, reconciliations, and financial reporting.
- Knowledge of lease accounting, tenant billing, and reconciliations.
- Advanced Microsoft Excel skills including PivotTables, XLOOKUP/VLOOKUP, formulas, and financial analysis.
- Experience with property management/accounting software such as Yardi, MRI, RealPage, or similar platforms preferred.
- Ability to manage multiple priorities and meet deadlines.
- Excellent written and verbal communication skills.
- High attention to detail, accuracy, confidentiality, and customer service focus.
Working Conditions
- Primarily office environment with occasional travel to assigned properties.
- Prolonged periods of sitting and computer use.
- Frequent communication with tenants, vendors, property managers, and corporate staff.
- May require extended hours during month-end, quarter-end, year-end close, annual budgeting, and audit periods.
