TITLE: Project Manager
REPORTS TO: COO
Summary:
Facilitates the construction of projects awarded to Chad Fisher Construction. Works with clients, subcontractors, suppliers, and crew superintendent to complete projects economically, efficiently, and timely.
Essential Functions:
Acts as the primary point of contact for owner/clients, frequently and regularly making contact to discuss matters pertaining to the project. Matters discussed include scope of work, project parameters, budgetary matters, design and decorating preferences, and timelines. Provides regular project updates to owner/clients and builds a rapport with clients to generate future business.
Prepares or facilitates the preparation of contracts and agreements with the owner/client, with attention to creating clear, unambiguous language, contributing to profitable business transactions, and protecting the Company’s liability. Negotiates contract issues with owner/client, utilizing tact, diplomacy and acting as a marketing agent for the Company.
Facilitates the preparation of or obtains already-prepared architectural plans and drawings and distributes to a cultivated list of reliable subcontractors to obtain bids on materials, supplies and services necessary for project completion. Awards bids based on evaluation of factors such as subcontractor’s prices, reliability, and ability to meet timelines and production standards. After bid award, works constantly with subcontractors to facilitate delivery of materials, supplies and services.
Selects Project Superintendent, provides project-specific orientation, and oversees project start-up activities. Meets regularly to instruct, supervise, assist, and evaluate performance during the project. Continues to provide feedback on project after it is completed. Through the Project Superintendent, promotes and encourages efficient, timely, and cost-effective project execution to support successful project outcomes.
Facilitates or performs cost estimating on each phase of the project. Establishes project budget and monitors compliance throughout project. Responds to and resolves budget issues. Assists as necessary to expedite billing for the project and to affect payment to subcontractors and suppliers.
Assures that laws, regulations, and Company policies regarding safety are met. Plans and prepares for each project phase and operation in a manner which, to the greatest extent possible, promotes safe working conditions. Regularly reviews jobsites for safety compliance and corrects any safety problems encountered.
Works closely with project architect as project progresses to facilitate permitting process, develop changes in plans as needed and propose change orders, if necessary.
Troubleshoots problems throughout the tenure of the project and works toward resolution.
Sets the project schedule and communicates it to all parties. Communicates schedule changes as they occur.

Peripheral Functions:
Works with one or more contract administrator assigned to provide administrative support for the project.
Manages project documentation, ensuring all records are maintained and organized in accordance with company standards and procedures.
Maintains and manages project databases and electronic records, either personally or through assigned staff, in accordance with company policies and procedures.
Skills, Knowledge and Abilities:
Excellent verbal and written communication skills with an emphasis on customer service and marketing of the Company.
Ability to negotiate and mediate issues with a variety of personalities representing a diverse group of individuals and businesses associated with the construction industry.
Ability to exercise tact, diplomacy, and discretion in business dealings and with staff.
Exceptional problem-solving and decision-making abilities.
Team building skills and the ability to motivate individuals.
Thorough knowledge of the commercial and industrial construction industry. Knowledge of commercial and industrial building and safety codes, rules, and regulations.
Ability to maintain reliable attendance and work extended hours as needed during certain project phases.
Demonstrated competence in MS Office, including Word, Excel, Outlook, Projects, and Access.
Willing and able to travel to remote construction sites, including overnight or multi-day stays as required.
Valid Washington State Driver’s License and clean driving record.
Education and Experience:
Bachelor’s degree in engineering, construction management, or related field, or 5 years’ experience as a member of the project management staff of a commercial construction business.
Physical Requirements:
The position requires sitting for the majority of the workday; however, employees may alternate between sitting and standing as needed for comfort. Fine motor skills and finger dexterity are necessary for operating a keyboard and other standard office equipment.
Visiting construction sites occurs frequently and requires exposure to inclement weather and walking on uneven, rough terrain. May require climbing stairs, planks, or ladders to access parts of job site.
Minimal lifting requirement of 20 pounds or less on an infrequent basis.
Working Conditions:
Work is performed in an office environment, as well as at construction sites located both locally and at out-of-state or out-of-country locations. Requires frequent travel, including overnight trips.
Job Type: Full-time
Pay: $115,000.00 - $150,000.00 per year
