On Site Residential Superintendent

Pay: $19.00 – $21.00 per hour, negotiable based on experience. A comprehensive compensation package will be discussed during the interview process.

A large, well-established real estate development and property management company is seeking a full-time Residential Superintendent for Crown Court and The Enclave at Dewy Meadows, located in Basking Ridge, NJ.
This position is responsible for the daily care, maintenance, safety, and appearance of the property. The Superintendent will handle interior and exterior building maintenance, apartment repairs, common area upkeep, resident service requests, unit turns, and general property needs.
The ideal candidate will have strong hands-on residential maintenance experience, be reliable and professional, and be comfortable working independently while communicating effectively with residents, property management, vendors, and coworkers.
Essential Duties and Responsibilities
Conduct daily property walks to monitor the condition of the buildings, systems, common areas, and grounds
Identify maintenance issues and determine repair needs
Respond to resident service requests and complete work orders in a timely and professional manner
Perform general apartment and common area repairs, including sheetrock, flooring, kitchen cabinets, terrace flooring, sliding doors, tile, grout, caulking, plumbing, electrical devices, and A/C wall units
Repair or replace plumbing in kitchens and bathrooms, including clogged drains and minor leaks
Repair or replace basic electrical devices, fixtures, and wiring as needed
Assist with HVAC equipment repairs and maintenance
Maintain and service boiler room components for heating and hot water systems
Set up, repair, or replace kitchen appliances
Assist with apartment turnovers, move-outs, vacant unit inspections, and unit readiness
Keep common areas, entrances, sidewalks, trash areas, and grounds clean, safe, and presentable
Participate in snow removal and ensure sidewalks, entrances, and common areas remain safe during winter weather
Communicate maintenance concerns, safety issues, delays, and property needs to management in a timely manner
Be available for on-call work during evenings, weekends, and holidays as scheduled
Complete additional duties as assigned by supervisor
Skills and Qualifications
Strong hands-on experience in residential building maintenance and repairs
Prior superintendent or similar maintenance experience preferred
Experience with apartment repairs, unit turns, common area maintenance, and resident service requests preferred
Knowledge of plumbing, electrical, HVAC, carpentry, flooring, sheetrock, tile, appliance repairs, and general building maintenance
Comfortable climbing ladders and working safely overhead
Ability to work in crawl spaces and confined areas when needed
Ability to transport and install materials and equipment such as vanities, A/C units, appliances, sinks, counters, doors, and related materials
Must have own tools and reliable transportation
Valid driver’s license required
Reliable, punctual, professional, and able to meet deadlines
Must be able to communicate professionally with residents, coworkers, vendors, and management
Physical Requirements
Ability to lift, push, pull, and/or move up to 50 pounds
Regularly required to sit, stand, walk, squat, climb and descend stairs, and open and close doors
Must be able to walk the property daily, including units, building perimeter, common areas, and grounds
Ability to climb up to a 6-foot ladder as needed
