PRIMARY FUNCTION:
Plan, develop, coordinate, and manage the designs under the design-build projects. Also serves as the main bridge and liaison between the owner, designers, and construction team throughout the design development and during the transition to construction.
TYPICAL DUTIES:
- Manage coordination between design team members and oversee the progress of design submittals, which include leading weekly coordination meetings.
- Coordinate interaction between owners and design team throughout the design, including participating and/or leading coordination or review meetings.
- Gather and evaluate proposals from design consultant and early-engagement suppliers and subcontractors, and execute the respective design agreements, purchase orders, or subcontracts.
- Lead and participate in site visits and field investigations and coordinate scheduling between the owner and design team.
- Prepare, review, and submit design-related Requests for Information to the contracting agency or owner and distribute responses to the design team.
- Develop, coordinate, and manage design schedule with monthly updates.
- Coordinate between design and estimating teams during bid phases to obtain and develop the design information required for pricing.
- Manage and guide the design team to ensure the designs are constructable, meet the design intent and RFP requirements, comply with the various codes and standards, and align with the estimate budgets. Also provide direction and resolution to the design team, or guide problem solving regarding any design conflicts that arise.
- Provide quality control reviews of designs prior to submission to owner to ensure proper coordination between disciplines and details, and to ensure constructability.
- Prepare, review, and submit design-related change orders pertaining to unforeseen conditions, user-requested changes, delays, etc.
- Provide technical support during construction, including interpretation of design, resolution of design conflicts, designs required for scope changes, etc.
- Perform additional assignments per supervisor’s direction.
SKILLS, KNOWLEDGE, QUALIFICATIONS & EXPERIENCE:
Four-year college degree in engineering or architecture. Basic computer skills, including Word, Excel, and PDF reviewers. CAD and BIM experience is also welcomed. Knowledge of construction engineering technology, codes, standards, etc., plus an understanding of the interdependence and relationship between other functional units a plus. Excellent communication and interpersonal skills, positive attitude, and the demonstrated ability to manage a team of varied disciplines.
