We are seeking an experienced Maintenance Handyman / Property Maintenance Technician to join our facilities team servicing an office building and industrial warehouse. This is a hands-on position responsible for maintaining the buildings, equipment, and grounds and responding to day-to-day maintenance needs.
The ideal candidate is a dependable, self-motivated individual with strong general maintenance skills and experience with electrical, plumbing, HVAC, carpentry, painting, drywall, and general building repairs. This position requires someone who can troubleshoot problems, prioritize work orders, communicate professionally with tenants and building occupants, and work effectively with minimal supervision.
Responsibilities
- Perform routine, preventive, and general maintenance throughout office and industrial warehouse facilities.
- Review and complete assigned work orders; determine the time, materials, and equipment needed to complete repairs.
- Troubleshoot and repair basic electrical systems, fixtures, switches, outlets, lighting, panels, and related equipment.
- Maintain lighting systems, including replacing bulbs, ballasts, fixtures, and other components as needed.
- Perform basic plumbing repairs, including troubleshooting and repairing fixtures, supply lines, drains, and waste lines.
- Perform basic preventive maintenance and troubleshooting on HVAC and air-conditioning equipment.
- Complete general carpentry and building repairs, including doors, windows, walls, ceilings, drywall, and other interior areas.
- Perform painting and touch-up work throughout the properties.
- Inspect buildings and equipment to identify maintenance issues and address problems before they become larger repairs.
- Use hand tools and power tools safely and effectively.
- Maintain and organize maintenance tools and equipment; monitor tool inventory and ensure tools remain in good working condition.
- Maintain the grounds, including blowing leaves, removing debris, and keeping exterior areas clean and presentable.
- Respond promptly to maintenance emergencies and obtain additional assistance or outside contractors when necessary.
- Coordinate with and maintain productive relationships with contractors, vendors, and suppliers.
- Communicate professionally with tenants and building occupants regarding maintenance requests and concerns.
- Maintain accurate records of maintenance activities, repairs, materials, and work completed.
- Follow all applicable safety procedures and company policies.
- Assist with special maintenance projects and other duties as assigned.
Qualifications & Experience
- High School Diploma or GED required.
- 3+ years of commercial, industrial, institutional, or property maintenance experience preferred.
- Strong hands-on knowledge of general building maintenance and repair.
- Experience with electrical troubleshooting and basic electrical repairs.
- Experience with plumbing repairs and maintenance.
- Basic HVAC maintenance and troubleshooting experience.
- Experience with carpentry, drywall repair, painting, doors, windows, ceilings, and general building repairs.
- Skilled with common hand tools and power tools.
- Ability to read basic electrical diagrams or schematics is a plus.
- Familiarity with using electrical testing equipment, such as an ohmmeter, is preferred.
- Valid driver's license and insurable driving record required.
- Ability to work independently with minimal supervision.
- Strong problem-solving and troubleshooting skills.
- Good communication and customer service skills.
- Ability to prioritize multiple work orders and respond appropriately to urgent maintenance issues.
- Must be dependable, organized, and able to follow through on assigned tasks.
Physical Requirements
This position is hands-on and requires the ability to perform the physical duties associated with commercial property maintenance, including:
- Lift and carry objects weighing up to 50 pounds.
- Frequently stand, walk, bend, kneel, and reach.
- Occasionally climb ladders and work at heights while maintaining balance.
- Work indoors and outdoors and in a variety of building and weather conditions.
- Safely operate hand tools, power tools, ladders, and other maintenance equipment.
Work Environment
The position supports both office and industrial warehouse facilities, so the work can vary from routine building maintenance and tenant requests to equipment troubleshooting, repairs, and general facility upkeep. The successful candidate should be comfortable working in a fast-paced environment and handling multiple priorities.
After-hours emergency maintenance availability may be required as needed.

Pay: $25.00 - $30.00 per hour
