Pre-Drywall Home Inspector
- Location: Phoenix, AZ and surrounding Valley areas (On-site/In-field)
- Job Type: Full-Time
- Pay Range: Hourly/Commission + Mileage Reimbursement (60-80k/yr)
- Experience Level: Prior construction framing, home inspection, or municipal code inspection experience required.
Overview:
The Pre-Drywall Home Inspector conducts thorough visual inspections of residential properties after framing, roofing, and rough-ins (plumbing, electrical, HVAC) are complete, but before drywall is installed. This field-based position requires a high level of reliability and attention to detail to ensure all structural components and systems are properly installed and up to standard before they are covered.

Key Responsibilities
- Conduct on-site pre-drywall inspections of framing, load-bearing walls, roof trusses, and rough-in mechanical systems (HVAC, plumbing, electrical).
- Identify structural defects, code non-compliance, missing hardware, or poor workmanship.
- Take clear, high-quality digital photos of defects and structural components.
- Generate and submit accurate, detailed inspection reports using our software on the same day as the inspection.
- Communicate findings professionally with field managers, site superintendents, or clients when necessary.
Requirements & Qualifications
- Experience: 1–2 years of experience in home inspections, residential framing, construction management, and/or municipal code enforcement.
- Certification: An active Arizona Home Inspector License (BTR) is required and ICC Residential Building Inspector certification is highly preferred.
- Tech Savvy: Ability to comfortably use smartphones, tablets, and modern inspection reporting software.
- Physical Ability: Able to climb ladders, walk on roofs, crawl through tight spaces, and work in the Arizona heat.
