The Construction Manager will oversee the day to day operations of the home building and overall site management of specific development(s) located in Southern Wayne County & North Monroe County. Join an expanding team at one of Michigan’s premier development companies!
Primary Responsibilities:
- Responsible for providing technical expertise in coordinating the activities of new home construction from initial development through final construction on time and according to company standards.
- Verify each home site is built per plan and specifications ensuring that the selected options and upgrades are completed during construction and meet homeowner’s expectations by final walkthrough.
- Schedule and manage subcontractors, materials, and sub-contractor relationships in order to build homes on schedule and close on time.
- Schedule and obtain necessary building inspections as required.
- Respond to any warranty calls during scheduled times.
- Assist in resolving issues/conflicts related to daily construction activities.
- Maintain a safe work site by implementing good housekeeping regulations and safety requirements, enforcing safe work habits and rules, and observing OSHA and state regulation requirements.
- Monitor subdivision cleanliness and hold the subcontractors responsible for their daily clean up.
- Conduct detailed inspections after each trade has completed its tasks and prior to authorization for payment.
- Authorize payment for materials received and work completed.
- Walk each completed home before homeowner walk-through to make sure it is complete, clean, and meets standards.
Qualifications and Required Experience:
- A minimum of 2 years’ experience in residential production building.
- Ability to establish good working relationships with a variety of people, including management, sales, trades, vendors and customers.
- Manage time effectively, multi-task and prioritize in order to meet established goals and deadlines.
- Be decisive, flexible and work well under pressure when faced with unexpected situations or delays and in a very fast-paced environment.
- Excellent organizational and communication skills.
- Knowledge of Construction Practices and Terminology.
- Ability to read and understand blueprints and construction documents.
- Attention to Detail and persistence in follow up.
