OVERVIEW
EF Management runs 800+ apartment units across Norfolk, Ocean View, and Portsmouth. We own the buildings, we renovate them with our in-house construction company, and we manage them from one office. The owners work in the same building. Decisions happen the same day. The systems you'll run were built this year. We're hiring one person to run the property management floor: lead the team, train them, and hold the standard. This posting is specific on purpose. Read it and you'll know if it's you.
THE JOB
This is a player-coach role. About 70% of your week is on the floor and in the field, 30% is reporting and admin. You lead a team of seven: one property manager, two assistant PMs, a leasing manager, front desk, and field ops.
- Own the Core 5. Move-ins, move-outs, renewals, delinquency, and transfers. Each process has a named owner on the team who runs it end to end. You own the results, hold the owners accountable, and clear their blockers.
- Run the operating cadence. Daily 15-minute huddle, weekly one-on-ones, Thursday ops meeting, and a weekly scorecard to ownership: occupancy, delinquency %, turn days, renewal rate, work-order aging, by person and by property.
- Train and certify. We have checklists for every role. You run new hires through them until they can do the job solo, and you audit files monthly. Four of your seven started in the last two months, so training is the immediate priority.
- Hold the resident standard. Tenants get answers. Nobody sits wondering about the status of a request.
- Be the single operational contact into Maintenance, Accounting, and CapEx. Your team routes through you.
- Execute the playbook. The SOPs are written and current, and a lot is automated in AppFolio Plus and Realm-X. First 60 days you run them as written and give us a gap list. After that, you propose changes and get a fast yes or no from us.
WHAT THIS JOB IS NOT
- This is not a desk job. If you manage from an office, this won't work.
- This is not a startup build. The systems exist. Your job is to run them and make them better.
- This is not third-party management. There are no owner approvals to chase. We are the owners.
YOU
- 3+ years managing people in residential property management. Scattered-site or Class B/C multifamily preferred.
- You have trained new staff and can walk us through how you did it.
- You have written an SOP yourself. Bring it to the interview.
- You know AppFolio. We run AppFolio Plus with Realm-X automation.
- You know VRLTA. You have run delinquency, filed evictions, been to court, and closed security deposit dispositions inside 45 days.
- You manage to numbers: occupancy, delinquency %, turn days, renewal rate.
THE GROWTH
- We're growing from 800+ units toward 1,000+ through acquisitions. Your team, scope, and comp grow with the portfolio.
- You work directly with the two owners every day. We set the strategy, you run the floor, and we back you with fast decisions and real budgets.
- The bonus is 10% of base, paid on a KPI scorecard you see every Monday. The targets are published. Hit them and it pays.
COMPENSATION AND BENEFITS
- Base: $80,000–$95,000, depending on experience.
- Bonus: 10% annual performance bonus on published KPIs.
