Position Summary
The Part-Time Maintenance / Houseman is responsible for assisting with the general maintenance, preventative maintenance, cleanliness, safety, and overall condition of the Tru by Hilton Oxford.
The primary responsibility of this position is hotel maintenance and preventative maintenance. However, because this is a combination position, the employee is also expected to assist with houseman duties, public-area cleanliness, exterior upkeep, housekeeping support, and other operational needs when maintenance responsibilities permit.
The ideal candidate will be dependable, self-motivated, mechanically inclined, able to identify potential problems before they become larger issues, and willing to assist wherever needed to maintain a clean, safe, functional, and guest-ready hotel.
Maintenance Responsibilities
The Maintenance / Houseman is responsible for completing routine repairs and preventative maintenance throughout the property, including guest rooms, public areas, back-of-house areas, exterior areas, and hotel equipment.
Responsibilities include:
- Respond promptly to maintenance requests from the Front Desk, Housekeeping, management, or guests.
- Perform routine preventative maintenance in guest rooms.
- Inspect and maintain guest-room PTAC/heating and air-conditioning units.
- Clean PTAC units and replace filters according to the property's preventative maintenance schedule.
- Check thermostats and verify proper heating and cooling operation.
- Inspect guest-room refrigerators and report or correct operational issues.
- Check televisions, remotes, telephones, lamps, outlets, USB ports, and other guest-room equipment.
- Replace light bulbs, batteries, remote-control batteries, and other minor components.
- Repair or replace minor plumbing components when appropriate.
- Address slow-draining sinks, tubs, and showers.
- Repair running toilets, loose toilet seats, toilet handles, and other minor restroom issues.
- Inspect faucets, showerheads, drains, and plumbing fixtures for leaks.
- Repair or replace damaged caulking as necessary.
- Check guest-room sinks, showers, toilets, and plumbing fixtures for proper operation.
- Inspect doors, door closers, hinges, locks, strike plates, and other door hardware.
- Repair minor furniture damage when possible.
- Tighten loose furniture, fixtures, hardware, and equipment.
- Perform minor wall repairs, patching, touch-up painting, and cosmetic repairs.
- Address damaged baseboards, trim, wall coverings, and other finishes when possible.
- Assist with minor carpet, flooring, and tile concerns.
- Inspect guestrooms for damaged or worn items that should be repaired or replaced.
- Report anything beyond the employee's ability, authorization, or licensing requirements to management immediately.
Preventative Maintenance Room Inspections
Preventative maintenance is an important part of this position.
During guest-room inspections, the Maintenance / Houseman should check for:
- Proper PTAC operation
- Clean PTAC filters
- Unusual PTAC noises
- Water leaks
- Slow drains
- Running toilets
- Loose toilet seats
- Leaking faucets
- Showerhead operation
- Damaged or deteriorated caulking
- Burned-out lights
- Damaged lamps
- Loose outlets or switch covers
- Television operation
- Remote-control operation
- Refrigerator operation
- Door-lock operation
- Door closer operation
- Loose hinges
- Damaged furniture
- Damaged benches or seating
- Wall or ceiling damage
- Flooring damage
- Damaged fixtures
- Missing or loose hardware
- Any condition that could affect guest safety, comfort, or satisfaction
Maintenance issues should be corrected whenever possible before the room is returned to service.
Hot Water and Plumbing Systems
The Maintenance / Houseman should regularly observe the hotel's hot-water and plumbing systems and immediately report unusual conditions.
Responsibilities may include:
- Check for visible water leaks.
- Monitor for reports of low or inconsistent hot-water temperature.
- Check mechanical areas for unusual noises, leaks, odors, or equipment conditions.
- Check the hotel's hot-water recirculation equipment as directed by management.
- Immediately report any issue involving the hotel's Intellihot hot-water system or recirculating pump.
- Notify management immediately if multiple guest rooms report hot-water problems.
- Assist management or authorized vendors during plumbing or hot-water repairs.
- Never attempt repairs requiring specialized licensing or training unless properly qualified and authorized.
Public Area and Building Maintenance
Regularly inspect the hotel for maintenance concerns, including:
- Lobby
- Front Desk area
- Breakfast area
- Public restrooms
- Fitness center
- Elevators
- Elevator landings
- Guest hallways
- Stairwells
- Laundry room
- Housekeeping storage areas
- Employee areas
- Mechanical rooms
- Exterior entrances
- Sidewalks
- Parking areas
- Dumpster area
- Building exterior
Any condition that affects guest safety, cleanliness, presentation, or hotel operations should be corrected when possible or immediately reported to management.
Fitness Center
Regularly inspect the fitness center and equipment.
Responsibilities include:
- Check equipment for visible damage or loose components.
- Report malfunctioning fitness equipment immediately.
- Inspect dumbbell and equipment racks for damage.
- Check televisions and entertainment equipment for proper operation.
- Keep the fitness center free of obvious maintenance and safety hazards.
- Assist with minor equipment repairs when appropriate.
- Report repairs requiring a specialized fitness-equipment vendor.
Fire and Life-Safety Awareness
The Maintenance / Houseman is expected to be familiar with the property's major safety systems and emergency locations as directed by management.
Responsibilities include:
- Know the location of major water shutoffs.
- Know the location of electrical panels.
- Know the location of fire-alarm equipment.
- Know the location of sprinkler and fire-system equipment identified by management.
- Immediately report damaged fire extinguishers, exit signs, emergency lights, smoke detectors, or other life-safety equipment.
- Never disable, alter, repair, or reset life-safety systems unless properly trained and authorized.
- Assist management and authorized fire-safety vendors during scheduled inspections when requested.
- Keep mechanical and electrical rooms clear of unauthorized storage.
Houseman / Public Area Responsibilities
When maintenance responsibilities permit, the employee will assist with Houseman duties throughout the hotel.
These duties include:
- Maintain the cleanliness of the hotel lobby and public areas.
- Vacuum lobby and hallway areas as needed.
- Clean spills immediately.
- Assist with floor cleaning using approved hotel equipment.
- Empty public-area trash receptacles.
- Wipe and clean the tops, sides, and surrounding areas of trash cans.
- Keep the front entrance and side entrances clean and presentable.
- Clean entrance doors and glass as needed.
- Pick up trash and debris around exterior entrances.
- Clean smoker pots/cigarette disposal containers.
- Pick up cigarette butts around entrances and designated smoking areas.
- Walk the parking lot and pick up trash and debris.
- Check the areas around the dumpster for trash and cleanliness concerns.
- Report unauthorized parking, blocked areas, damaged signage, lighting problems, or other exterior concerns to management.
Public Restrooms
Public restrooms should be checked regularly and maintained throughout the shift.
Responsibilities include:
- Clean and sanitize sinks.
- Clean mirrors.
- Clean toilets and urinals where applicable.
- Empty trash.
- Clean floors.
- Restock soap.
- Restock paper towels.
- Ensure toilet-paper supplies are fully stocked.
- Immediately address spills, clogs, leaks, or other maintenance problems.
- Report damaged fixtures or equipment.
Public restrooms should remain clean, stocked, and guest-ready throughout the employee's shift.
Housekeeping Support
The Maintenance / Houseman is expected to assist the Housekeeping Department when needed.
Responsibilities may include:
- Deliver towels and linens to guest floors.
- Deliver pillows, blankets, toiletries, and guest supplies.
- Stock housekeeping closets.
- Move linen carts.
- Remove trash.
- Assist with removing heavily soiled linens.
- Assist room attendants with moving mattresses or furniture.
- Assist with stripping rooms during high-volume checkout days when necessary.
- Help move furniture for deep cleaning or maintenance.
- Assist with special cleaning projects.
- Help clean or organize housekeeping storage areas.
- Assist with receiving and storing housekeeping supplies.
The employee should work cooperatively with the Executive Housekeeper and housekeeping team while ensuring priority maintenance responsibilities continue to be completed.
Exterior and Parking Area Responsibilities
The employee should regularly walk the exterior of the hotel and look for:
- Trash
- Cigarette butts
- Broken glass
- Trip hazards
- Damaged sidewalks
- Exterior lighting problems
- Damaged signs
- Landscaping concerns
- Standing water
- Drainage problems
- Building damage
- Parking-lot damage
- Dumpster-area concerns
- Blocked entrances or exits
Because the Tru by Hilton Oxford shares parking areas with neighboring businesses, parking concerns or improperly parked vehicles should be reported to management rather than handled independently unless specifically instructed.
Maintenance Work Orders and Communication
All maintenance concerns should be properly communicated and documented.
The employee is expected to:
- Review outstanding maintenance concerns at the beginning of the shift.
- Prioritize guest-impacting and safety-related repairs.
- Complete maintenance requests as efficiently as possible.
- Notify the Front Desk when a guest-room repair is completed.
- Notify management when a room should remain out of service.
- Clearly document repairs that have been completed.
- Document repairs that require additional parts or outside service.
- Report recurring maintenance issues.
- Communicate unfinished work before leaving for the day.
- Never mark a repair completed if the problem has not actually been corrected.
Tools, Equipment, and Maintenance Areas
The employee is responsible for maintaining an organized maintenance operation.
Responsibilities include:
- Keep maintenance tools organized.
- Return tools to their proper location after use.
- Keep maintenance rooms clean and organized.
- Maintain an appropriate inventory of commonly used maintenance parts.
- Notify management when supplies or replacement parts need to be ordered.
- Properly store ladders and equipment.
- Keep chemicals and hazardous materials stored appropriately.
- Keep mechanical, electrical, and maintenance areas locked when required.
- Do not leave tools unattended in guest-accessible areas.
Safety Expectations
Safety must always take priority.
The employee must:
- Follow Hilton and property safety procedures.
- Use appropriate personal protective equipment.
- Use ladders safely.
- Follow manufacturer instructions when using tools and equipment.
- Use proper caution when working around electrical equipment.
- Never perform work requiring a licensed electrician, plumber, HVAC technician, elevator technician, fire-alarm technician, or other licensed contractor unless appropriately licensed and authorized.
- Immediately report electrical burning smells, active water leaks, flooding, unusual equipment noises, gas odors, smoke, or other potentially dangerous conditions.
- Secure any area that could create a guest safety hazard until the problem can be corrected.
- Immediately notify management of serious safety concerns.
Emergency Support
The Maintenance / Houseman may be asked to assist management during hotel emergencies, including:
- Power outages
- Water outages
- Hot-water failures
- Severe weather
- Fire-alarm situations
- Plumbing leaks
- Flooding
- HVAC failures
- Elevator problems
- Equipment failures
- Other building emergencies
The employee should follow instructions from hotel management and never perform emergency repairs outside of their training or authorization.
Guest Service Standards
Even though this is primarily a maintenance position, the Maintenance / Houseman regularly works in guest areas and must provide professional guest service.
The employee is expected to:
- Greet guests in a friendly and professional manner.
- Respond courteously when approached.
- Treat guest rooms and personal belongings with respect.
- Knock and announce themselves before entering a guest room.
- Follow hotel procedures before entering occupied rooms.
- Maintain a clean work area while making repairs.
- Clean up completely after maintenance work is performed.
- Notify the Front Desk when a repair has been completed.
- Immediately communicate guest complaints to management or the Front Desk.
- Never argue with a guest.
- Never discuss internal hotel problems, staffing matters, management issues, maintenance history, or confidential hotel information with guests.
Professional Expectations
The employee is expected to:
- Arrive on time and ready to work.

Qualifications
Preferred qualifications include:
- Previous hotel maintenance, apartment maintenance, handyman, construction, mechanical, janitorial, or related experience.
- Basic knowledge of plumbing.
- Basic knowledge of electrical systems.
- Basic knowledge of HVAC/PTAC systems.
- Basic carpentry and repair skills.
- Basic painting and patching skills.
- Ability to safely operate common hand and power tools.
- Ability to troubleshoot minor mechanical problems.
- Ability to recognize when a licensed professional or outside vendor is required.

Physical Requirements
The employee must be able to:
- Stand and walk for extended periods.

- Push and pull housekeeping carts, maintenance equipment, mattresses, furniture, trash containers, and supplies.
