Essential Duties and Responsibilities
The following essential duties may be carried out with or without reasonable accommodation:

Performs general guest room, public area, pool, and external property maintenance.

Inspects functionality of safety systems (e.g., fire alarms).

Checks guest rooms for maintenance issues and performs any needed repairs.
- Completes hotel room and building repairs such as replacing ceiling tiles, filters, light bulbs, patching vinyl and painting, minor electrical and plumbing maintenance.
- Responds in a timely, courteous manner to guest questions, complaints, or requests.

Properly maintains tools, workspaces, and equipment and ensures all utilized maintenance areas are clean, organized, and safe. Ensures assigned maintenance equipment is accounted for.
- Completes preventive maintenance checklists and other maintenance records.

Performs seasonal property maintenance such as snow removal.

Collaborates with co-workers on various work projects.

Assists management with utility shut-off during emergencies or scheduled maintenance.

Adheres to all regulatory and safety standards while completing work.

Follows all policies and procedures.

Performs other duties as assigned.
Property-Specific Essential Duties

Mows lawn and performs general landscaping.

May perform deep cleaning tasks such as carpet shampooing and stain removal.

May be required to travel to other properties when work projects dictate.
Knowledge, Skills, and Abilities
- General experience with basic maintenance tools.
- Ability to operate power and hand tools.

Ability to learn sheet rock repair and replacement.

Ability to learn general principles of HVAC, plumbing, electrical, and mechanical systems.

Ability to learn, safe operation of commercial pools and spas.

Knowledge of basic repair methods and the appropriate materials used.

Knowledge of common safety practices and standards.

Ability to lift up to 50 lbs.
- Ability to push or pull up to 100 lbs., such as furniture or chemical storage.

Ability to push, pull, bend, kneel, stoop, twist, and reach upward.

Must be age 18 or over.
- High school diploma or equivalent preferred.

One year of maintenance experience preferred, on-the-job training provided.
License or Certification Required

HVAC, plumbing, or electrical certifications appreciated but not required.

Certified Pool Operator (CPO) certification appreciated but not required.
