As the Assistant Property Manager, you will work closely with the Property Manager to support leasing, collections, resident relations, financial processes, and the property’s overall performance.
Key responsibilities include:

Assist the Property Manager with the daily operations of the property.

Oversee office operations in the Property Manager’s absence.

Support leasing, resident retention, renewals, concessions, and customer service activities.
-
Respond to telephone, email, and internet inquiries from prospective residents.
-
Conduct property and apartment tours, qualify prospects, and help convert leads into leases.
-
Process rental applications, leases, renewals, deposits, and move-in documentation.
-
Maintain accurate and organized resident and property files.
-
Collect rent and accurately post payments in RealPage OneSite.
-
Contact residents regarding delinquent balances and distribute late notices and other required documents.

Follow company procedures for rent collection and delinquent accounts.

Prepare daily bank deposits and maintain accountability for property funds.
-
Assist with resident questions, concerns, maintenance follow-ups, and complaint resolution.

Build positive relationships with current and prospective residents.

Prepare timely and accurate reports, including traffic, vacancy, move-out, market survey, and weekly activity reports.

Process purchase orders and invoices for submission to Accounting.

Distribute renewal notices and assist with lease renewal activities.

Assist with resident events and other property activities.

Inspect vacated apartments, when needed, to identify repairs or replacements.

Monitor the grounds and property appearance and report safety hazards, maintenance needs, or other concerns.

Complete required documentation for households with rental assistance vouchers, when applicable.

Assist with marketing and outreach efforts to increase property awareness and prospective resident traffic.

Attend training programs, meetings, and company events.

Perform other duties as assigned to support property operations.

High school diploma or GED.
-
Two to three years of related experience in property management, leasing, hospitality, customer service, sales, or marketing preferred.

Previous customer service, sales, or leasing experience required.
-
Working knowledge of multifamily operations and Fair Housing requirements.

Strong sales and closing skills.
-
Ability to generate traffic, qualify prospects, overcome objections, and close leases.

Knowledge of general bookkeeping, accounting practices, rent collection, and property management procedures.

Strong organizational and time-management skills.
-
Excellent written and verbal communication skills.
-
Professional customer service and conflict-resolution skills.
-
Ability to manage competing priorities and meet deadlines.
-
Proficiency with Microsoft Office, including Word, Excel, Outlook, and PowerPoint.

RealPage OneSite experience is preferred.

Ability to learn and use company technology and property management systems.

Ability to handle confidential information with appropriate discretion.

Ability to work independently and assume additional responsibility in the Property Manager’s absence.

Ability to travel locally for bank deposits, meetings, errands, or other business needs.
This is a full-time position requiring a standard 40-hour workweek. The work schedule may include weekends, holidays, after-hours calls, training sessions, or company meetings based on business needs.
The position regularly requires standing, walking, sitting, speaking, and hearing. It may occasionally require reaching, climbing, balancing, stooping, kneeling, crouching, or lifting and moving items weighing up to 25 pounds.
