The Opportunity
The Director of Property Relations is responsible for managing our 81,000 sq. ft. property, home to approximately 65 residents. The Director administers and maintains all phases of on-site property operations including leasing, primary tenant interface for lease and building support. Direct supervision of concierge, maintenance, housekeeping, and all vendors including Security. The Director is responsible for ensuring all property rules, lease terms, and policies & procedures are being upheld by residents and staff members. This position serves as a key member of our management team to serve our mission of building communities that integrate adults with autism and other neurodiversities.
This is a Safety Sensitive position. This is an on-site position.
Who You Are
You are a highly motivated professional who possesses at least five years’ previous property management experience in multi-family housing. You have experience working with a neurodiverse population, preferably in a residential/supportive housing setting. You are an effective communicator and demonstrate a commitment to high professional ethical standards and promoting a diverse workplace.
What You’ll Do
- Responsible for leasing including application process, move-in costs, lease signing, and coordination of move in/out process.
- Ensure lease document accuracy and timely submission.
- Manage apartment turnover including unit inspections, cleaning, painting, and preparedness for new residents.
- Support residents and their families / guarantors through the leasing and move in process with special attention to the needs and emotional aspects of this transition period.
- Collect monthly rents, security deposits, late fees, move-out and other applicable fees.
- Assure financial controls and objectives are established and met.
- Meet annual apartment revenue and occupancy goals.
- Ensure monthly rent and support payments are received according to the lease requirements.
- Ensure timely processing of security deposit refunds.
- Input and maintain all lease documents, addendums, prospective resident information forms, correspondence, violations, and any other pertinent information into AppFolio.
- Ensure residents are compliant with all lease and community policies, terms and conditions.
- Meet with residents and their families to address any lease or community policy violations or safety concerns. Document all terms and conditions to be met, if any, in addition to meeting notes.
- Oversight and supervision of property maintenance, housekeeping, and vendors including Security.
- Oversight of work orders and coordination of vendors to complete work orders.
- Maintain department SOP’s and continuity plan.
- Management of the Concierge team.
- Train Concierge team members on all procedures, standards, and policies and ensure all standards are being met.
- Submit monthly reports to Chief Operating Officer.
- Provide excellent customer service to residents, their families and other visitors.
- Communicate effectively both verbal and written with resident family members, staff, leadership, and community representatives.
- Lead by example, shaping First Place-Phoenix’s culture of respect and positivity.
- Perform other duties as assigned by the Chief Operating Officer.
Supervisory Responsibilities
This role supervises the Maintenance Supervisor and both full-time and part-time Concierge team members.
What You’ll Bring
- 5 + years of previous property management experience in multi-family housing.
- Experience in administrating low-income qualification standards for housing.
- Experience using AppFolio is preferred.
- Experience working with and supervising a team.
- Experience with development and oversight of department budget.
- Collaborative management style.
- Excellent interpersonal skills.
- Excellent verbal and written communication skills.
- Excellent computer skills. Proficient in Excel, Word, and Outlook, with the ability to learn new applications as required for the work and pre-existing familiarity with client databases/records.

- Demonstrates integrity, respect, kindness and excellence in work.
- Bachelor’s degree or equivalent experience is preferred.
- Valid driver’s license and clean MVR (this is a safety-sensitive position).
What To Expect
The position takes place in both an office environment and within the community. Exposure to varying temperatures and weather elements can apply. The noise level ranges from quiet to moderate.
Physical Demands:
The position may require the following physical demands:
- Ascending/descending stairs.
- Moving about to accomplish tasks or moving from one worksite to another.
- Remaining in a stationary position, often standing or sitting for prolonged periods.
- Constantly operates a computer and other office productivity machinery, such as a copy machine, and computer printer.
- Communicating with others to exchange information so others will understand. Must be able to exchange accurate information in these situations.
- Repeating motions that may include the wrists, hands, and/or fingers.
- Lifting objects up to 25-50 lbs.

Job Type: Full-time
Pay: $75,000.00 - $85,000.00 per year
