Overview
We are seeking a dedicated and experienced Property Manager to oversee the operations and management of a residential apartment community.
(New Holland - 144 Units, Manheim - 109 Units)
The ideal property manager will possess strong leadership skills, a customer-focused mindset, and a comprehensive understanding of property management best practices. This role requires effective communication and conflict management abilities to ensure tenant satisfaction and compliance with Fair Housing regulations.
Property Manager Responsibilities:
- Manage day-to-day operations , ensuring they are well-maintained and compliant with all policy/procedure and regulations.
- Utilize MRI property management software for efficient data entry and tracking of resident information.
- Provide exceptional customer service to residents, addressing inquiries and resolving issues promptly.
- Oversee maintenance requests, ensuring timely responses to tenant needs.
- Conduct regular property inspections to identify maintenance needs and ensure adherence to safety standards.
- Develop and maintain positive relationships with tenants, addressing conflicts with professionalism and tact.
- Leasing process from showing through move in.
- Ensure compliance with Fair Housing regulations in all aspects of property management.
Property Manager Requirements:
- Proven experience in property management or a related field is required and essential.
- PA Real Estate License required.
- Exceptional skills in multi-tasking, record keeping, organization.
- Experience with: Tenant screening, maintenance to include "but not limited to" turnover schedule, daily monitoring of work order assignment and completion , financial management, and legal compliance. Properly code invoices for payment by Corporate
- Secures interior/exterior bids and contracts. Work w/ vendors to ensure best pricing. Follow up w/ start and completion dates and ensure project is completed to company standards/scope of work.
- Oversee Move out / Move in inspections.
- Rent collection, daily deposits. Monitor delinquency, file Landlord Tenant Complaints, attend court.
- Ensure monthly reports are accurate and submitted on time.
- Proficiency in property management software such as MRI or Yardi is highly desirable.
- Strong customer service skills with the ability to handle conflict effectively.
- Excellent phone etiquette and communication skills for interacting with employees, tenants and vendors.
- Ability to perform data entry accurately and efficiently.
- Understanding of contract management principles related to property leases.
- Proficient with budget preparation an review of monthly financial statements
- Ability to recognize special project needs, obtain quotes and present to the Director.
- Knowledge of Fair Housing regulations is required.
