Job Summary
The Multifamily Property Manager is responsible for the overall operations, performance, and financial success of a multifamily residential community. This role oversees leasing, resident relations, maintenance coordination, budgeting, staff supervision, and compliance with company policies and applicable laws. The Property Manager serves as the primary point of accountability for the property’s occupancy, condition, and resident satisfaction.
Essential Duties & Responsibilities Property Operations & Management
- Oversee day-to-day operations of the multifamily community
- Ensure the property is maintained in a safe, clean, and attractive condition
- Enforce community rules, policies, and lease agreements consistently
- Conduct regular property inspections and address deficiencies
- Coordinate vendor services and monitor contract performance
Leasing & Occupancy
- Achieve and maintain occupancy and revenue goals
- Oversee leasing activities, marketing efforts, and resident retention programs
- Ensure compliance with Fair Housing laws and company leasing standards
- Review, approve, and execute leases, renewals, and move-out documentation
Financial Management
- Monitor income, expenses, and variances to budget
- Approve invoices, purchase orders, and expenses within authority
- Collect rents, manage delinquencies, and oversee eviction processes when necessary
Resident Relations & Customer Service
- Foster positive resident relationships and handle escalated concerns or complaints
- Ensure timely communication with residents regarding policies, maintenance, and community updates
- Promote resident satisfaction and retention through service excellence
Maintenance & Capital Projects
- Work closely with maintenance staff or contractors to prioritize work orders and preventive maintenance
- Ensure timely completion of maintenance requests
- Oversee unit turns, renovations, and capital improvement projects
- Ensure compliance with safety, OSHA, and local housing regulations
Staff Supervision & Leadership
- Hire, train, supervise, and evaluate on-site staff (leasing, maintenance, administrative)
- Schedule staff and ensure proper coverage
- Provide coaching, performance feedback, and disciplinary action when needed
Compliance & Risk Management
- Ensure compliance with local, state, and federal housing laws
- Maintain accurate records and reports
- Follow company policies, procedures, and risk management practices
- Respond to emergencies and ensure proper documentation
Qualifications Education & Experience
- High school diploma or equivalent required; college degree preferred
- 2–5 years of experience in multifamily property management or related field
- Supervisory experience preferred
Knowledge, Skills & Abilities
- Strong leadership, organizational, and time-management skills
- Knowledge of Fair Housing laws and landlord-tenant regulations
- Proficiency with property management software (e.g., Yardi, AppFolio, RealPage)
- Strong financial and budgeting skills
- Excellent communication and customer service skills
- Ability to handle multiple priorities in a fast-paced environment
Physical Requirements
- Ability to walk the property regularly, including stairs
- Ability to lift up to 25 pounds occasionally
- Ability to work outdoors in varying weather conditions
Work Environment
- Office and on-site residential community setting
- May require evenings, weekends, or on-call availability
