Porter/Groundskeeper
We are seeking a reliable and detail-oriented Property Porter to support the upkeep of a diverse portfolio of residential rental properties, ranging from small 4-plexes to larger multifamily communities (100 units and under).
This is an entry-level, field-based role that requires a high level of independence. You will be responsible for maintaining the cleanliness and overall condition of properties while identifying and documenting potential maintenance issues. This role is critical to ensuring our properties consistently meet company standards.
A company vehicle and basic tools required for success of the position will be provided.
Role (Overview of the Position)
Keep the grounds and common areas of a portfolio of multifamily properties in clean, well-maintained condition.
Responsibilities (Tasks Associated with the Role)
Tasks include, but are not limited to:
- Perform routine walkthroughs of assigned properties to identify leaks, damage, or safety concerns
- Pick up trash and debris throughout property grounds
- Remove pet waste and maintain clean outdoor spaces
- Empty communal trash cans and dog waste stations
- Refill dog waste bag dispensers as needed
- Maintain the overall cleanliness and presentation of each property
- Take clear photos of any damage or issues and report findings to the maintenance manager
- Document and report resident concerns when approached in the field
Work Environment & Expectations
- Work is primarily outdoors and involves walking multiple properties daily
- Minimal resident interaction; however, professionalism is required when approached
- High level of independence with limited day-to-day supervision
- Must be comfortable performing hands-on, physical work and getting dirty when needed

Requirements (Expected Proficiencies)
- High school diploma or equivalent
- Strong attention to detail and ability to proactively identify issues
- Reliable, self-motivated, and able to work independently
- Ability to lift at least 50 pounds
- Valid driver’s license required with clean driving record
- Comfortable using a tablet for photos and reporting
Job Type: Full-time
Pay: $17.00 - $20.00 per hour
