Sr. Property Manager

Salary Range: $80,000 – $120,000 annually, commensurate with experience

We are seeking an experienced, proactive, and highly organized Property Manager to oversee the daily operations of a portfolio of residential and mixed-use properties within the Queens market. The ideal candidate is responsive, solutions-oriented, and experienced managing properties within New York City’s fast-paced environment.
Position Summary
The Property Manager will be responsible for the day-to-day operations, tenant relations, vendor coordination, maintenance oversight, and overall performance of an assigned portfolio. The ideal candidate is highly organized, responsive, solutions-oriented, and experienced managing properties in New York City’s fast-paced environment.
This role requires strong operational management skills, the ability to manage multiple priorities, and a commitment to maintaining high standards of service and property performance.
Essential Functions
- Oversee daily operations of assigned residential and mixed-use properties
- Utilize property management software and resident communication platforms to manage service requests, resident communication, work orders, reporting, and operational tracking
- Serve as the primary point of contact for tenants, vendors, and ownership
- Coordinate maintenance requests, preventative maintenance, repairs, and capital improvement projects
- Conduct regular property inspections to ensure cleanliness, safety, curb appeal, and compliance
- Manage vendor relationships, proposals, contracts, insurance certificates, and service performance
- Monitor rent collections, arrears, and tenant account issues in coordination with accounting
- Assist with budgeting, invoice approvals, and operating expense tracking
- Ensure compliance with NYC regulations including HPD, DOB, FDNY, and Local Law requirements
- Coordinate apartment turnovers and leasing support as needed
- Respond professionally and timely to tenant concerns and escalations
- Prepare ownership reports and operational updates
- Supervise building staff, supers, porters, and contractors where applicable
- Assist with emergency response and after-hours property issues as necessary
- Perform additional duties as assigned/requested
Required Qualifications / Education
- 3–5+ years of NYC property management experience
- Reliable vehicle to travel to and from properties
- Valid driver's license
- Experience managing multifamily and/or mixed-use properties
- Strong knowledge of NYC housing regulations and building operations
- Experience coordinating vendors, maintenance, and building repairs
- Excellent communication, organizational, and customer service skills
- Ability to prioritize and manage multiple properties and projects simultaneously
- Strong computer proficiency including Microsoft Office, Excel, and property management/resident communication platforms
- Experience with Yardi, MRI, AppFolio, or similar property management software
Preferred Qualifications / Education
- Bachelor’s degree preferred
- Experience with capital projects, renovations, or redevelopment projects a plus
- Familiarity with NYC rent stabilization regulations a plus
- Industry certifications such as CPM, RAM or similar are a plus
Physical Requirements
- Ability to walk properties, climb stairs, and perform building inspections
- Ability to drive to and from multiple properties daily
- Ability to travel between multiple NYC property locations
- Ability to occasionally lift up to 25 pounds
