Job Overview:
The Site Manager ensures the success, growth, and day-to-day operational excellence of select Sola locations in the Houston Market.
This position is a front-line, hospitality-oriented role that combines SALES, ACCOUNT MANAGEMENT, CUSTOMER SERVICE, and FIELD FACILITIES SUPPORT. The Site Manager is directly responsible for driving leasing performance and occupancy through prospecting, discovery, touring, contracting/closing, and onboarding - while also serving as a key on-site coordinator for urgent facility needs, complex maintenance issues, and tour-readiness across assigned locations.
We are a commercial real estate service business that enables beauty and wellness professionals to grow successful, independent businesses. Sola’s success is based on marketing, selling, and retaining the best beauty and wellness professionals (“Pros”) in the market to lease our spaces. This role requires a strong sales mindset, exceptional service, a calm presence during escalations, and the ability to manage priorities across multiple locations.
This is a full-time, salaried position. Our beauty professionals typically have 24/7 access to the salon, so it is sometimes necessary to work before or after usual business hours to accommodate their schedules.
Key Responsibilities:
SALES – Prospecting, Lead Generation & Leasing
- Prospect and self-source leads using a hunter mentality through networking, outreach, referrals, and local market activity.
- Communicate with prospective and new Sola Professionals through company tools and systems.
- Conduct in-person and virtual tours; present Sola’s value proposition confidently and professionally.
- Lead consultative discovery conversations by learning each Pro’s goals and guiding them toward studio selection.
- Oversee leasing of studios and manage occupancy/vacancies across assigned locations.
- Ensure daily utilization and updates within the established Hubspot, onboarding tracker, and other systems.
- Drive 100% occupancy via deposits, lease execution, and move-in timelines through consistent follow-up and organization.
ONBOARDING – High-Touch Pro Launch Support
- Onboard newly signed Pros with a high-touch, engaging, and educational approach.
- Coordinate onboarding steps that may take days, weeks, or months depending on regulatory requirements.
- Support studio flips, move-in readiness, and timeline management to ensure smooth launches.
- Provide clear guidance and expectations throughout the onboarding process to reduce confusion and prevent delays.
ACCOUNT MANAGEMENT – Retention, Growth & Transitions
- Maintain a strong, proactive relationship with Pros after move-in and throughout their lease lifecycle.
- Support transitions such as studio upgrades, downgrades, sharing partners, transfers, or expansions.
- Help save at-risk Pros through problem solving, service recovery, and retention-focused conversations.
- Farm referrals and encourage a supportive community culture within each location.
SOLA PRO RELATIONS – Service, Communication & De-escalation
- “Show the love” and maintain a supportive relationship with every Sola Pro.
- Identify and resolve tenant issues quickly, efficiently, and in a caring manner.
- Communicate updates and notices using approved company tools and channels.
- Support education, events, and engagement activities at assigned locations.
- Treat all Pros with dignity and respect while upholding company expectations and policies.
FACILITIES – On-Site Response, Issue Resolution & Support
- Ensure the salons are maintaining a clean and high-end appeal to Pros and clients on a routine basis.
- Direct all facilities/maintenance/work order issues to the Maintenance staff/vendor.
- Fix simple items as you come across them during normal site visits and tours. (examples: changing a light bulb, or putting up an “out of order” sign, or putting in a work order for the maintenance team)
- Conduct regular walkthroughs and audits across all assigned locations, maintaining accountability for follow-through and completion.
- Support location resets, studio flips, and tour-readiness efforts through hands-on inspection and coordination.
- Provide input for CapEx initiatives or major repair projects.
- Support preventative maintenance execution and report trends/needs to leadership.
- Act as an on-site liaison for landlords and vendors for inspections, repairs, escalations, and time-sensitive needs, when needed.
- Follow standard escalation procedures for complex maintenance problems and/or emergencies.
- Diagnose and troubleshoot facility issues or direct Maintenance staff and/or vendors accordingly across assigned locations.
The Site Manager may perform other related duties as assigned to meet the ongoing needs of the business.
Knowledge & Skills Needed:
- Highly motivated, self-starter with strong work ethic and a passion for achieving goals
- Proven experience in sales, leasing, and/or business development
- Strong troubleshooting ability across basic building systems (HVAC, electrical, plumbing)
- Ability to communicate calmly and effectively with customers during escalated situations
- Flexible schedule with the ability to respond to leads and urgent issues as needed
- Exceptional interpersonal skills and solution-oriented mindset
- Even-keeled and effective communicator (written and verbal)
- Strong active listener with a genuine curiosity
- Detail-oriented with strong follow-through and documentation habits
- Team player with a great attitude, able to balance competing priorities with limited supervision
- Comfort working in fast-paced environments that require frequent onsite presence and responsiveness
Qualifications:
- 3–5+ years of experience in leasing, sales, field operations, facilities services, or a related role
- Experience managing urgent maintenance response and vendor coordination in commercial settings preferred
- Familiarity with ticketing and task management systems (e.g., Asana)
- Ability to travel frequently throughout the Greater Houston area to support assigned locations
- Ability to perform physical, hands-on work as needed
Compensation:
- Base Salary: $70,000 annually (plus bonus incentives)
