Relationships
- Reports directly to the Vice President and/or the Regional Director.
- Supervises all on-site personnel for assigned properties.
- Maintains collaborative working relationships with peers and all internal departments.
- Builds and sustains professional relationships with suppliers, vendors, and other external partners supporting the Company and its properties.
Summary of Functions
- Responsible for preserving the integrity of the physical asset and maximizing property performance in alignment with the Company’s mission, vision, and objectives.
- Oversee the training, development, and performance of all assigned personnel, either directly or through delegated supervision.
Expectations and Responsibilities

Property Maintenance & Oversight
- Supervise employees and contracted service providers.
- Ensure compliance with all contractual requirements and operational standards.
- Conduct regular inspections of the interior and exterior of assigned properties.
- Recommend physical repairs, replacements, and improvements as needed.
- Promote and enforce adherence to all safety regulations.
Marketing & Leasing
- Supervise on-site leasing personnel.
- Regularly monitor market conditions and comparable properties.
- Implement and adjust marketing plans to maximize occupancy and performance.
- Periodically review rental applications, lease agreements, and related documents for accuracy and compliance with established policies and procedures.
- Recommend enhancements to marketing and leasing strategies.
- Oversee and enforce rent collection processes in accordance with Company policies.
- Approve and monitor rental rate recommendations for new leases and renewals based on current market trends.
Financial Reporting & Controls
- Assist in the development and review of annual property management plans and operating budgets.
- Review monthly financial reports for accuracy and performance indicators.
- Approve payroll, invoices, and other payments as required.
- Authorize expenditures in accordance with Company policies and established financial procedures.
Administrative Responsibilities
- Manage recruitment, training, and performance oversight of supervised employees, ensuring adherence to Company policies and procedures.
- Coordinate with external professionals on matters such as legal, accounting, insurance, and taxation, as appropriate.
- Ensure proper maintenance of property files, contracts, and operational records.
- Pursue ongoing professional development to enhance management and technical skill sets.
- Dedicate agreed-upon time to market research, community relations, and asset evaluation activities.
Qualifications (Preferred)
- Minimum of five years of experience in property management, including both on-site and supervisory roles.
- Real estate license, where applicable.
- Proven leadership abilities with strong motivational skills.
- Exceptional communication skills with the ability to engage effectively with diverse groups.
- Strong attention to detail and organizational abilities.
