Job brief:
We are looking for a responsible Building and Grounds Maintenance Coordinator to maintain our facilities and prepare spaces for our ministries and rentals.
Position Summary:
The Building and Grounds Maintenance Coordinator will work with the Director of Finance and Building (DF&B) to maintain Asbury’s building, grounds, furniture, electrical, plumbing and mechanical systems in a clean, safe, inviting and functional condition. This person also prepares rooms for meetings and other events. The ability to work congenially with volunteers creates a more productive environment. This position reports to the Director of Finance and Building (DF&B).
Keep the schedule of hours as established by the Senior Pastor and Staff Parish Relations Committee (SPRC). This job is 35 hours per week.
Duties and Responsibilities:
- Collaborate with the Director of Finance and Building (DF&B) to prioritize event set ups and maintenance projects and plan jobs for which an outside subcontractor’s services will be required.
- Arrive first each morning to assure that building, grounds, and playground are secure and safe. Remove small debris and arrange for (in collaboration with DF&B) removal of large debris.
- Report any lock up/cleaning issues from cleaning subcontractor’s work to subcontractor and DF&B.
- Prepare rooms for scheduled events.
- Maintain and clean areas that are not part of cleaning subcontractor’s Responsibilities: Fellowship Hall and its kitchen; stage area; and sidewalks when snow and ice are present during work hours. (Snow removal for parking areas and sidewalks during off hours is performed by outside contractors.)
- Perform painting projects as needed.
- Make minor repairs and periodic maintenance to furniture, heating, air conditioning, plumbing, playground and electrical equipment and hardware throughout the building and its grounds.
- Attend monthly Trustees meetings.
- Work with Church members to maintain sources of specialty power tools and equipment that they might want to borrow for selected special projects at Asbury.
- Take bulk mailings to the main US Post Office.
- Work with the ACDC staff under the direction of the DF&B.
- Work with community service workers under the direction of the DF&B.
- Accompany subcontractors doing maintenance or repair work within the building.
- Check and maintain lighting equipment.
- Organize recycling in a safe and uncluttered way and remove it to recycling centers.
- Maintain Disciples Garden fountain.
- Comply with the Safe Sanctuary Policy of Asbury United Methodist Church and refer to the Personnel Policy for additional information.
- Additional duties as assigned.
Administrative and Organizational Accountabilities:
- Report improperly functioning equipment to the DF&B and promptly make repairs or obtain a subcontractor’s estimate for repairs.
- Assist Asbury Trustees, through the DF&B, to budget and approve both in hours and subcontractor repair estimates.
- Maintain stock of janitorial supplies.
- Assist Asbury Trustees, through the DF&B, to plan and budget building and grounds modernization needs.
- Learn operation of building automation software and schedule climate controls per building use schedule.
- Accountable to DF&B and Asbury’s Board of Trustees.
- Participate in an annual evaluation regarding progress and achievement, which will be conducted by the DF&B and reviewed by the Senior Pastor as guided by SPRC.
Job Qualifications:
Required
- Ability to lift 50 pounds
- Skilled in the safe use of manual/power tools and paints and wood stains
- Skilled in the safe use of ladders and aerial catwalks and ability to use them to perform tasks necessary to meet job requirements
- Demonstrated record of building maintenance experience
- Ability to communicate in English
- Basic computer and internet skills
- Compliance with safe practices regarding handling of asbestos (Actual work with or near asbestos IS NOT performed by this individual)
- Compliance with OSHA Standards for workplace safety
Preferred
- Training in operation and maintenance of boiler/heating systems and air conditioning systems
- Training in safe practices pertinent to operation of electrical equipment and building electrical systems
- Woodworking and carpentry skills
