The Full-time Contract Handyman and Property Maintenance person is primarily responsible for completing residential remodeling jobs that are assigned by the Construction Coordinators or Project Managers in the asset management department. The carpentry work is both interior and some exterior jobs. This role must complete the scope of work within the appropriate time frame and within industry standards.
You will work Monday through Friday. No nights and no weekends unless a deadline has been missed and the additional time is essential-rarely happens maybe 2-4 times per year. This is a 1099 Contract position that will be paid hourly and/or by the job using a pricing sheet. All compensation is based upon earning $25.00 - $35.00 per hour for around 35 to 40 hours each and every week all year long.
RESPONSIBILITES:
- Work safely in residential properties that are occupied and vacant. Most of the properties have been remodeled, however, some just need a make ready between tenants
- Install new kitchen cabinets, bathroom fixtures and installation of hardware
- Remove and install windows and doors along with hardware
- Install trim including base, casing and crown molding throughout the house
- Repair doors, windows, trim and hardware as needed
- Removal of old kitchen cabinets, bathroom fixtures and prepare surfaces
- Frame walls and openings for moving windows and doors, opening up rooms and installing headers, framing of bathroom or bedroom in a basement, rebuilding stairs and making stringers
- Egress window installation and concrete block foundation wall repair or i-beam installations
- Moves necessary materials around jobsite as assigned
- Prepare a list of materials to meet the job needs
- Will be traveling to more than one job site on some days or weeks
- Cleans up worksite debris at the end of each work day in order to maintain a clean worksite and safe work environment
- Keep equipment clean and organized at the work site if needed
- Complete assigned jobs within budget and on time
- Various Property Maintenance tasks may be assigned based upon your experience. Things like: installing smoke detectors, installing towel bars, replacing door hinges, adjusting doors or strikeplates, replacing light bulbs or furnace filters, etc.
- Responsible for recording your time and classifying it to the appropriate job address
Skills, Knowledge and Abilities:
- Knowledge of basic codes for framing, construction and remodeling
- Customer service skills and the ability to troubleshoot issues that arise during a job
- Communication skills via phone and face to face
- Ability to work safely with your equipment
- Ability to answer and communicate with customers over the phone and face to face
- Ability to work independently on-site by yourself and with other trades at the job sites
- Ability to work in a team of Technicians and Project Managers
- Ability to maintain an acceptable Background Check and Driver's License
Required Education and Experience:
- High School Diploma or GED required
- Must have at least 4 -years of full-time experience as a finish carpenter/ remodeling in the property management/repair, new construction or remodeling industry with an eye for detail-as the finish carpenter must have excellent workmanship and quality finishes
Physical Requirement
- Ability to operate various tools for your work. Ascend and descend a ladder or scaffolding to complete jobs
- Must be able to communicate and converse with customers and team members over the phone and in-person
- Ability to safely operate your vehicle while traveling to jobsites and have a valid drivers license and truck or van.
