Description:
Maintenance Technician
Senior Maintenance Technician and/or Property Manager
Responsibilities include a variety of general maintenance duties at the properties, including basic plumbing, electrical, minor carpentry, hvac and other related installations, replacements, repairs and maintenance tasks.

Installing, troubleshooting, repairing, and maintaining of landlord maintained equipment

Performing minor roof, floor, electrical, hvac, and plumbing repairs/ replacements.

Assisting with maintaining inventory records.

Interfaces with tenants regarding their maintenance needs.

Responds to customer inquiries in a courteous and efficient manner, directing customers to other persons as necessary.

Identify and mark potential hazards on the property and assess them to make determination for repair.

Performs various tasks related to grounds maintenance including walking grounds/hallways, picking up debris and any trash.

Performs preventive maintenance duties.

Will be required to lift and move objects

Performs other related duties, as assigned.

Maintains paperwork for all maintenance requests for property as well as company owned vehicles on a daily basis (if applicable).

Ensures parts and equipment orders are approved by the Property Manager.

Performs on-call emergency response as required.

Responds to all after hours emergency calls in a timely manner and if necessary.

Performs other duties as assigned.

Adheres to the specific EPA guidelines in hazardous materials and safety guidelines set by OSHA.

Complies with all Federal and Local Fair Housing regulations and ordinances.
Requirements:

Valid driver’s license.

Reliable transportation as a job requires travel between properties.

Must have tools to perform duties

High School diploma or GED, 1-3 years of related maintenance experience a plus.
