Project Manager: Custom Residential / Commercial

The Role
We are looking for a leader who understands that in as a Project Manager, you are more than just a manager—you are part conductor, part diplomat, and part perfectionist. You aren't interested in just "putting up houses"; you want to craft legacies. We need someone who genuinely cares that a vent is 2" off-center or that a sightline is disrupted, because you know that 1/4" matters and "centered" is a requirement, not a suggestion. You are a professional who thrives in the complexities of the Wilmington and Wrightsville Beach markets, navigating CAMA permits and coastal engineering with ease, all while ensuring the client’s experience is as polished as the final punch list. Key Responsibilities
- Systems Leadership: Daily management of all projects within Buildertrend. You will be responsible for daily logs, schedule adjustments, RFI management, and ensuring subs are using the platform for maximum transparency.
- Budget & Change Order Management: Proactively manage project budgets and the financial lifecycle of the build. You will be responsible for creating, tracking, and securing approvals for Change Orders within Buildertrend, ensuring that any deviations from the original scope are documented, priced accurately, and communicated clearly to the client to prevent "budget creep."
- The "Symmetry Audit": You are the final eye on site. You’ll verify that lighting, HVAC vents, and plumbing fixtures are perfectly aligned with windows and architectural features before the drywall goes up.
- Coastal Compliance: Navigate the complexities of building in a coastal environment, including CAMA regulations, VE zone requirements, and high-wind structural engineering.
- Quality Control Audits: Execute our formal checklists for HVAC rough-ins, window/door installations, and interior finishes.
- Client Concierge: Act as the primary point of contact for homeowners, providing weekly updates, managing "selection fatigue," and guiding them through the decision-making process for finishes.
Requirements & Qualifications
- Education: Bachelor’s Degree in Construction Management (or a closely related Engineering field) is required.
- Experience: Minimum of 3 years of direct Project Management experience in high-end residential construction.
- Software: Proficiency in Buildertrend is a plus. Experience with Revit is a major plus for interpreting 3D models and identifying field conflicts.
- Licensing: A valid NC General Contractor’s License is a significant advantage.
- Communication: Elite verbal and written communication skills.

REQUIREMENTS:
- 4 Year Degree in Construction Management or NASCLA.
- General Contracting License preferred
- 4 years of experience in custom single-family residential builds
Pay: $85,000.00 - $120,000.00 per year
