Job Summary
Propwell is seeking a skilled and dependable Property Maintenance Technician to support our residential portfolio in the local market. This field-based role is responsible for completing work orders, performing general repairs, supporting move-ins and property turns, and helping maintain safe, clean, and resident-ready homes.
The ideal candidate has at least 3 years of residential maintenance experience, strong customer service skills, and working knowledge of plumbing, electrical, carpentry, drywall, painting, and general repair work. Key Responsibilities
- Complete residential maintenance work orders in a timely and professional manner
- Perform general repairs including plumbing, electrical, carpentry, drywall, painting, lock changes, and minor appliance troubleshooting
- Prepare homes for move-in by completing maintenance and make-ready tasks
- Support property turns, rekeys, sign placement, and field readiness activities
- Conduct inspections and complete corrective repairs to improve property condition and marketability
- Communicate professionally with residents regarding service requests and repair timelines
- Document completed work, materials used, and property notes in company systems
- Assist with HOA, city, county, or municipal violation resolution
- Post notices of non-compliance or other required communications as directed
- Support Section 8 or housing-assisted move-ins and inspections where applicable
- Partner with Property Managers, centralized teams, and vendors to maintain quality standards
- Follow all company safety protocols, policies, and Fair Housing requirements
- Perform other duties as assigned based on business needs
Qualifications
- Minimum 3 years of residential maintenance experience required
- Single-family rental experience preferred
- Knowledge of basic plumbing, electrical, carpentry, drywall, painting, and general handyman work
- Strong troubleshooting and problem-solving skills
- Excellent customer service and communication skills
- Basic computer and mobile technology skills
- Ability to work independently and manage priorities in a fast-paced environment
- Valid driver’s license required
- Reliable vehicle and proof of insurance required
Preferred Qualifications
- Experience in single-family rental or scattered-site property management
- Experience with occupied homes, move-ins, and make-ready processes
- Familiarity with municipal code issues, property inspections, and compliance-related repairs
- Trade certifications or vocational training are a plus
Physical Requirements
- Ability to stand, walk, bend, kneel, climb, and lift throughout the workday
- Ability to safely use ladders, hand tools, power tools, and maintenance equipment
- Ability to lift or move up to 50 pounds, with or without reasonable accommodation
- Ability to work indoors and outdoors in varying conditions
- Ability to travel throughout the assigned market
