Apartment Maintenance Supervisor - Parallel Apartments

J Management Company is seeking an Apartment Maintenance Supervisor to support operations at one of our professionally managed new development apartment communities in Omaha.
This position plays a critical role in maintaining the physical condition of the property and ensuring residents receive prompt, high-quality service. The ideal candidate is hands-on, dependable, and takes pride in maintaining a well-run community.
We are looking for someone who enjoys problem-solving, works well independently, and communicates effectively with residents, vendors, and management.
Key Responsibilities
- Complete service requests and maintenance work orders in a timely and professional manner
- Perform routine repairs involving plumbing, electrical, HVAC, appliances, drywall, and painting
- Assist with apartment turnovers and make-ready preparation for new residents
- Perform preventative maintenance inspections of building systems and equipment
- Coordinate with vendors and assist with scheduling outside services when necessary
- Maintain the overall appearance and functionality of building systems, amenities, and grounds
- Conduct property inspections and identify maintenance issues before they become larger problems
- Maintain organized records of completed work orders and repairs
- Communicate regularly with property management regarding maintenance priorities and updates
Qualifications
- Experience performing general maintenance in residential, commercial, or multifamily settings
- Basic knowledge of plumbing, electrical, HVAC, and appliance repair
- Strong troubleshooting and problem-solving skills
- Ability to prioritize multiple work orders in a fast-paced environment
- Strong communication and customer service skills when interacting with residents
- Experience in multifamily housing is preferred but not required
- Available to be on-call for emergency work orders on scheduled nights/weekends
Job Type: Full-time
Pay: $27.00 - $32.00 per hour
