Overview
Job Summary
The Ticket Runner is responsible for assisting the maintenance team with completing resident work orders and keeping maintenance requests moving efficiently. This position supports the maintenance team by delivering supplies, checking work orders, assisting with repairs, and communicating updates to the office.
Essential Duties & Responsibilities
- Review and organize daily maintenance work orders.
- Assist maintenance technicians with completing resident work orders.
- Troubleshoot and assist with basic HVAC, plumbing, and electrical repairs.
- Deliver parts, supplies, and materials to maintenance staff as needed.
- Pick up parts and supplies from vendors or stores when requested.
- Enter apartments to complete or assist with work orders when authorized.
- Take photos and provide updates on completed work.
- Assist with apartment turns, make-readies, and trash-outs.
- Report additional maintenance issues discovered in apartments.
- Communicate with the office regarding completed, pending, or delayed work orders.
- Keep maintenance areas, tools, and supplies organized.
- Follow all property safety rules and procedures.
- Provide courteous and professional service to residents.
- Perform other duties assigned by the Property Manager or Maintenance Supervisor.
Qualifications
- Must have working knowledge and experience with HVAC, plumbing, and electrical systems.
- Must be able to troubleshoot common apartment maintenance issues.
- Previous apartment maintenance experience is required.
- Must be dependable, punctual, and able to work independently.
- Good communication and organizational skills.
- Must be able to safely use common hand and power tools.
- Must be able to lift and carry supplies and equipment.
- Reliable transportation is required if picking up parts or supplies.
Physical Requirements
- Ability to stand, walk, bend, stoop, climb stairs, and lift items as needed.
- Ability to lift and carry up to 50 pounds.
- Ability to work indoors and outdoors in various weather conditions.
