Position Summary
Mesa Land Services is seeking a detail-oriented Due Diligence & Easement Specialist to support Operations & Maintenance (O&M) projects for natural gas and utility clients. This position focuses on property due diligence, easement analysis, acquisition support, and encroachment identification and mitigation related to existing pipeline systems and operational assets. The ideal candidate will have experience reviewing title documents, easements, plats, surveys, and land records while supporting operational access, compliance requirements, and landowner relations. This is a remote position, however applicants in these states are strongly preferred: Colorado, Tennessee, Wyoming, Georgia, Florida, Mississippi, Louisiana, Arizona, Alabama.
Responsibilities
- Conduct property and title due diligence for pipeline and utility O&M projects.
- Review deeds, title reports, plats, surveys, easements, and related land records to determine property ownership, rights, and restrictions.
- Assist with permitting activities as needed, including preparing, submitting, and tracking permit applications.
- Analyze existing easement agreements and identify deficiencies, ownership issues, encroachments, and operational risks.
- Support easement acquisition, negotiation, and amendment efforts as required to maintain operational access and compliance.
- Facilitate survey permission agreements and coordinate access with landowners for project-related survey activities.
- Coordinate with project teams, surveyors, landowners, title companies, and other stakeholders to support project execution.
- Support encroachment identification, investigation, and mitigation efforts related to existing utility and pipeline facilities.
- Assist with operational access, maintenance support, and resolution of land-related issues affecting natural gas and utility assets.
- Communicate project status, risks, and progress to internal management teams and clients.
- Maintain accurate project documentation, reporting, land records, and project tracking systems.
Qualifications
- Multiple years of experience in land services, right-of-way, title research, due diligence, easement acquisition, or utility/pipeline support.
- Strong understanding of easements, property rights, title documents, land records, and real property principles.
- Experience negotiating easements, land rights, and landowner agreements preferred.
- Experience supporting natural gas, utility, pipeline, or other infrastructure O&M projects preferred.
- Ability to review and interpret plats, surveys, legal descriptions, title commitments, and related land documentation.
Pay: $300.00 - $350.00 per day
