This is a step-up role. If you are currently an AGM, GSM, DOS, or Front Desk Manager at an IHG, Hilton, Marriott or another branded property and ready to own a hotel as a GM — this is your seat.
Sidhu Brothers LLC is completing the conversion of the Best Western Park Hotel in downtown Warren, Ohio into a Garner by IHG — IHG's fast-growing midscale conversion brand. We are a hands-on, owner-operated hospitality group with two properties in our portfolio (including a Holiday Inn Express & Suites) and an active acquisition pipeline.
We are hiring an AGM who will function as the day-to-day General Manager of this 55-room property from Day 1. You will have full operational authority, a direct reporting line to the owner, and a clear path to the GM title as the conversion ramps. This is not a support role. It is not a stepping-stone to another AGM job. It is a genuine opportunity to run a branded IHG hotel.

Rooms: 55 keys, downtown Courthouse Square location
Brand: IHG Garner — midscale conversion, IHG One Rewards
Reports To: Owner/Principal — Sidhu Brothers LLC
Title: AGM (GM-track — title review at 6 months)
Compensation: Starting from $50,000 (Based on experience) + performance bonus
Schedule: Full-time salaried; includes 2 front desk shifts/week
Start: Q3–Q4 2026 (conversion opening)

WHAT YOU WILL DO
Operations & Guest Experience
● Lead all hotel operations: front desk, housekeeping, maintenance, and breakfast service.
● Personally cover two scheduled front desk shifts per week — keeping you close to guest experience and reducing labor cost at this property size.
● Own the IHG brand standards and Quality Assurance scores from the first inspection.
● Respond to OTA reviews (Booking.com, Expedia, Hotels.com, IHG.com) within 24 hours; drive the property toward a 4.5+ rating within 12 months of opening.
● Manage the property management system (Opera or equivalent IHG-approved PMS).
● Schedule labor and order supplies as per budget.
Revenue & Distribution
● Set and execute rate strategy: manage BAR, corporate negotiated rates, and IHG One Rewards pricing daily.
● Grow corporate/direct business and regional corporate accounts.
● Monitor STR STAR report weekly; understand comp set positioning and react to demand shifts.
● Manage OTA rate parity and channel distribution to shift mix toward direct/IHG booking and reduce commission drag.
Team & Culture
● Hire, train, and retain front desk agents and housekeeping staff — a critical challenge in the NE Ohio labor market.
● Build a team culture where the hotel earns its Garner brand standards and guest scores without the owner needing to be present.
● Coach front desk staff on IHG One Rewards enrollment, and review solicitation.
WHO WE ARE LOOKING FOR
You are currently working in one of these roles at an IHG, Hilton, Marriott or another flagged property:
Ideal candidates: AGM · Guest Services Manager (GSM) · Director of Sales (DOS) · Front Desk Manager · Operations Manager — at a Holiday Inn Express, Courtyard, Hampton Inn, Hilton Garden Inn, Fairfield Inn, Garner or similar midscale/upper-midscale brand.
You Must Have
● Minimum 2 years in a hotel supervisory or management role at a branded property (IHG, Hilton, or Marriott brand strongly preferred).
● Hands-on experience with hotel PMS software (Opera, Fosse, OnQ, or equivalent).
● Working knowledge of OTA extranet management (Expedia Partner Central, Booking.com Extranet) and rate strategy basics.
● Experience managing or directly supervising front desk and/or housekeeping teams.
● Ability to work a flexible schedule including two front desk shifts per week and occasional weekends as needed.
● Ohio driver's license and reliable transportation.
Strongly Preferred
● Experience at an IHG-flagged property — familiarity with IHG One Rewards, IHG brand standards, and the IHG Merlin portal is a significant plus.
● Experience opening or converting a hotel to a new flag — you understand brand compliance timelines, PIP delivery, and quality assurance inspections.
● Background in sales outreach — corporate accounts, group negotiation, or construction/workforce extended-stay segments.
● STR STAR report literacy — you know what MPI, ARI, and RGI mean and how to use them.
