We are looking for a Full-Time Maintenance Supervisor to join our team in Denver, CO.
Duties for this position include all areas related to overall maintenance of an apartment complex.
Job duties will include:
1. Maintain the physical condition of the property according to company operating and safety standards. Ensure that service requests and repairs are made correctly and in a timely manner. Maintenance supervisors will spend 60 to 70 percent of their time performing hands-on repairs/maintenance work. The remaining time will be spent supervising the work of their employees and outside contractors and performing general management functions. Position requires ability to transport or move up to 75 pounds variable distances; the mobility and flexibility to use ladders and to access and work in confined spaces or at heights in excess of eight to nine feet; the ability to work outdoors in temperatures exceeding 90 degrees or falling below 32 degrees. Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees.
2. Organize and prioritize service requests and general maintenance tasks.
3. Coordinate and oversee snow removal procedures.
4. Oversee turnkey operations. Ensure that vacant units are made rent-ready in a timely manner. Perform turnkey work as required. Ensure all make-readies are inspected.
5. Schedule and supervise other maintenance staff and work performed by outside contractors.
6. Using budget guidelines, maintain a property inventory of supplies and tools sufficient for providing service to maintain the property. Under direction of the Property (on-site) Manager, purchase supplies as required using standard property bidding procedures.
7. Work with Property (on-site) Manager to develop preventive maintenance program that minimizes emergency repairs and service repairs.
8. Work with the Property (on-site) Manager to prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
9. Adhere to the company's safety programs, policies and procedures. Teach and promote safe work practices among on-site staff.
10. Provide twenty-four hour emergency maintenance service when on call.
11. All other tasks as assigned by your supervisors.
