Position Overview
As the HVAC/Plumbing Maintenance Technician, you will serve as the organization’s primary specialist for heating, ventilation, air conditioning, and plumbing systems across our residential communities. You will play an essential role in maintaining safe, comfortable, and well-functioning homes for our residents.
This hands-on position requires strong technical expertise, sound judgment, initiative, and a commitment to providing responsive and professional customer service. While the position will primarily focus on HVAC and plumbing needs, the technician may also assist with general property maintenance and unit-turn activities as needed.
What You’ll Do
- Inspect, diagnose, maintain, and repair HVAC and plumbing systems in occupied units, vacant units, common areas, and other organizational facilities.
- Troubleshoot heating and cooling systems, including air-conditioning units, furnaces, heat pumps, thermostats, and related equipment.
- Perform preventive maintenance on HVAC systems to improve performance, efficiency, and equipment life.
- Diagnose and repair plumbing concerns, including leaks, clogged drains, toilets, faucets, fixtures, water heaters, supply lines, and drainage systems.
- Respond promptly to HVAC, plumbing, water intrusion, and other emergency service requests.
- Recommend when systems or components should be repaired, replaced, or referred to an outside contractor.
- Coordinate with supervisors and approved vendors when specialized or licensed services are required.
- Maintain accurate service records, repair notes, inspection results, and documentation of materials used.
- Inspect grounds, vacant units, occupied units, and common areas to identify maintenance and safety concerns.
- Assist with electrical, carpentry, drywall, painting, appliance, and general maintenance repairs as needed.
- Support unit turns by completing HVAC and plumbing inspections, repairs, replacements, and other assigned maintenance work.
- Ensure work meets applicable safety requirements, Housing Quality Standards, manufacturer specifications, and organizational procedures.
- Maintain tools, equipment, parts, and supplies needed to perform HVAC and plumbing work.
- Communicate professionally with residents, coworkers, supervisors, and vendors.
- Participate in the after-hours emergency on-call rotation.
- Assist with emergency response, property protection, and cleanup during inclement weather or other emergency conditions.
What We’re Looking For
- At least 5 years of maintenance or handyman experience (apartment maintenance preferred)
- Strong working knowledge of plumbing, electrical, and general repairs
- EPA Universal Certification
- Virginia HVAC License
- Valid driver’s license with acceptable driving record
- Reliable transportation to report to work
- Strong work ethic, accountability, and attention to detail
- A commitment to excellent customer service and teamwork
