We’re looking for a hands-on, resourceful, and budget-minded Maintenance Supervisor to support a 100-unit community in Orlando. This is a one-person maintenance operation, so you must be comfortable owning the entire maintenance function — from daily work orders to turn inspections, repairs, and preventative maintenance.

Position Summary
The Maintenance Technician is responsible for maintaining the physical integrity of the community, ensuring residents have a safe, functional, and well-kept place to live. The top priorities are:
- Keeping work orders low by completing repairs accurately and efficiently.
- Turning units within 7 business days — consistently, with strong quality control.
- Using contractors only when truly necessary, not as the default solution.
- Managing maintenance expenses with good judgment and cost awareness.
This role includes on-call duties.
Key Responsibilities
- Diagnose and complete work orders in a timely, professional manner.
- Perform hands-on repairs across electrical, plumbing, carpentry, HVAC, appliances, drywall, painting, and general building systems.
- Complete all unit turns, including repairs, cleaning coordination, and quality checks, within the required 7-business-day window.
- Perform preventative maintenance to reduce emergencies and extend equipment life.
- Inspect property regularly for safety issues, deferred maintenance, and repair needs.
- Maintain accurate records of work orders, parts used, and preventative maintenance tasks.
- Keep common areas, mechanical spaces, and shop areas organized and clean.
- Manage the maintenance budget to avoid unnecessary vendor use and control costs.
- Participate in the on-call rotation and respond to after-hours emergencies.
- Follow OSHA and Fair Housing guidelines at all times.
Qualifications
- 5+ years of property maintenance experience (required).
- HVAC experience; EPA certification preferred.
- CPO certification is a plus.
- Valid driver's license and reliable transportation.
- Ability to lift 75 lbs., climb ladders/roofs, walk the property, and perform physical tasks.
- Strong troubleshooting skills and the ability to determine when a repair can and should be completed in-house.
- Experience with pools, heat pumps, carpentry, plumbing, electrical, and basic mechanical systems.
- Must provide own basic tools.
- Ability to interact professionally with residents and staff.
- Must pass background and drug screening.
- Fair Housing certification required (can be completed after hire).
Work Hours
- Full-time: 40 hours/week
- Evenings/weekends as needed
- On-call
