Position Summary
The Construction Manager leads day-to-day construction for Habitat homebuyer builds and supports Brush with Kindness repair projects as needed. This position helps move projects from planning to completion by coordinating site preparation, schedules, subcontractors, volunteers, utilities, materials, inspections, safety, quality control, homeowner communication, and final completion.
This is primarily a field-based position. Most work is performed on active build sites, repair sites, supplier locations, and other project locations. Office time is also required for scheduling, ordering, plan review, volunteer preparation, documentation, weekly updates, and communication with the Executive Director.
The Construction Manager regularly leads volunteers on active build sites. When volunteers are not present, the Construction Manager must be comfortable working independently on appropriate construction tasks, site preparation, material coordination, punch-list work, cleanup, and preparation for upcoming workdays.
This role supports the affiliate’s goal of responsibly increasing production capacity toward approximately three safe, affordable homes per year while maintaining quality, safety, volunteer engagement, and homeowner success.
Work Schedule
The regular schedule is Tuesday through Saturday, with Sunday and Monday as regular days off, unless otherwise approved or directed by the Executive Director.
The schedule may vary based on weather, inspections, subcontractor availability, volunteer build days, material deliveries, emergencies, or other project needs. Significant schedule changes must be communicated to and approved by the Executive Director.
Construction Planning, Site Readiness, and Project Management
The Construction Manager helps plan and manage Habitat construction projects from start to finish. This includes preparing sites before work begins, keeping projects moving, and identifying problems early.
· Review plans, site conditions, access, utilities, topography, and construction sequence with the Executive Director.
· Develop and maintain realistic construction schedules and key milestones.
· Prepare each job site before volunteers, subcontractors, donors, homeowner families, or community partners arrive.
· Coordinate waste/refuse removal, toilet service, water, electric, site access, tools, materials, and subcontractor readiness.
· Track utility needs early, including water, electric, HVAC startup, drywall finishing, and climate control needs.
· Identify Brown County site challenges, including hills, steep driveways, mud, drainage, rural utility delays, stepped foundations, narrow roads, and delivery limitations.
· Provide a written weekly construction update to the Executive Director, including work completed, work planned, subcontractors, volunteers, materials, utilities, inspections, safety concerns, delays, risks, and decisions needed.
Volunteer Leadership and Independent Field Work
Volunteers are central to Habitat’s mission. The Construction Manager must lead volunteers with patience, respect, organization, and clear direction.
· Prepare work plans for volunteer build days and coordinate with the Volunteer Coordinator.
· Ensure tools, materials, and tasks are ready before volunteers arrive.
· Provide clear instructions, safety guidance, and tasks that fit volunteer skill levels.
· Create a positive and welcoming experience for new and returning volunteers, donor groups, and community partners.
· Help volunteers understand how their work supports the homeowner and the mission.
· When volunteers are not present, complete appropriate hands-on work independently, including site preparation, punch-list items, material organization, simple construction tasks, repair work, cleanup, and preparation for upcoming workdays.
Subcontractor, Vendor, and Utility Coordination
· Schedule subcontractors in the correct order and confirm availability and start dates.
· Monitor subcontractor progress and workmanship.
· Address delays or nonperformance promptly and professionally.
· Communicate subcontractor, vendor, utility, or inspection issues to the Executive Director early.
· Maintain positive but accountable relationships with subcontractors, suppliers, donors, utility providers, and community partners.
· Ensure regulated trades are properly licensed, registered, insured, and authorized to perform the work.
Quality Control and Workmanship
The Construction Manager is responsible for making sure Habitat homes are safe, durable, professional, and built with care.
· Review work for accuracy, completeness, and professional workmanship.
· Ensure work follows approved plans, codes, inspections, Habitat standards, and affiliate expectations.
· Identify visible defects or workmanship concerns and correct or arrange correction promptly.
· Escalate concerns for outside review when needed.
· Do not rely only on whether something may pass inspection if the work does not meet affiliate quality expectations.
· Protect the long-term interests of the homeowner and the reputation of Brown County Indiana Habitat for Humanity.
Safety, Compliance, and Competent Person Requirements
The Construction Manager must be able to obtain and maintain current Habitat for Humanity Competent Person certification/training as required by Habitat for Humanity, Habitat Indiana, Brown County Indiana Habitat for Humanity, grant requirements, insurance requirements, or applicable job site safety standards.
· Coordinate required permits and inspections.
· Ensure required contractor license numbers, registrations, insurance documentation, or other required information is on file when needed.
· Ensure contractors and regulated trades meet applicable state, county, local, or project-specific requirements.
· Lead or support safety briefings and safe job site practices.
· Train and supervise volunteers in safe construction practices and appropriate personal protective equipment.
· Identify and correct unsafe conditions and document injuries, incidents, unsafe conditions, and corrective actions.
· Ensure volunteer waivers and required job site forms are completed and maintained.
· Failure to obtain or maintain required Competent Person certification/training may affect the employee’s ability to perform the essential functions of the position.
Homeowner and Partner Family Communication
· Treat homeowners and family members with dignity and respect.
· Communicate clearly about construction status, site safety, and appropriate involvement.
· Refer policy, design, cost, scope, or approval questions to the Executive Director when appropriate.
· Consider reasonable homeowner requests and discuss them with the Executive Director before denying or approving changes.
· Maintain appropriate professional boundaries and avoid dismissive, disrespectful, inappropriate, or unprofessional comments.
Communication, Team Coordination, and Authority
The Construction Manager works closely with the Executive Director and coordinates with the Board of Directors, Executive Committee, Volunteer Coordinator, Brush with Kindness Coordinator, Site Selection Committee, donors, community partners, subcontractors, inspectors, vendors, and utility providers as needed.
· Communicate clearly, respectfully, and promptly.
· Bring concerns, delays, cost issues, design questions, homeowner requests, subcontractor issues, safety concerns, or project risks to the Executive Director early.
· Manage day-to-day construction coordination and job site activity.
· Do not independently approve significant changes involving project scope, design, budget, homeowner requests, subcontractor replacement, alternative construction methods, or changes affecting cost, schedule, quality, donor commitments, or affiliate policy.
· Obtain Executive Director approval before final decisions are made or communicated on those matters.
Site Selection, Future Growth, and Alternative Building Methods
The Construction Manager serves as a member of the affiliate’s Site Selection Committee and helps evaluate land and building opportunities for current and future projects. This work supports long-term affiliate stability and future production growth.
· Review potential build sites for access, slope, drainage, utilities, foundation needs, delivery access, and construction feasibility.
· Help identify parcels suitable for Habitat home construction, with a focus on larger parcels that can support long-term affiliate stability.
· Evaluate whether land may support single-family homes, multi-family housing, pocket communities, small subdivisions, or phased development.
· Assist the Executive Director in reviewing multi-family construction, townhomes, modular housing, panelized housing systems, pre-cut or component-based construction, and energy-efficient building methods.
· Evaluate practicality in Brown County, including site access, delivery requirements, foundation needs, utilities, cost, schedule, volunteer compatibility, and subcontractor needs.
· Participate in discussions with vendors, manufacturers, installers, engineers, architects, Habitat Indiana, Habitat for Humanity International, and other affiliates.
· Make practical recommendations to the Executive Director and support approved pilot projects or new construction methods.
Brush with Kindness Support
The Construction Manager may assist with Brush with Kindness projects as needed and as directed by the Executive Director.
· Review proposed repair projects and help assess scope, materials, safety, access, and feasibility.
· Support the Brush with Kindness Coordinator with project preparation and volunteer guidance.
· Assist with approved repair work when needed.
· Help ensure repairs are completed safely, professionally, and consistent with affiliate expectations.
Materials, Tools, Equipment, and Warranty Follow-Up
· Order or coordinate materials in a timely manner and receive, check, and secure deliveries.
· Maintain tools and equipment and protect affiliate property from theft, loss, weather damage, or misuse.
· Keep construction trailers and storage areas organized and secure.
· Notify the Executive Director of tool, equipment, or material needs.
· Assist with homeowner walkthroughs, punch-list items, warranty concerns, and documentation of corrective work.
Required Qualifications
· Residential construction knowledge and experience.
· Ability to read, understand, and follow construction plans.
· Ability to manage schedules, subcontractors, materials, inspections, utilities, and volunteers.
· Ability to obtain and maintain current Habitat for Humanity Competent Person certification/training.
· Valid driver’s license and ability to be insured under the affiliate’s applicable insurance policies.
· Ability to obtain and maintain required local contractor license, registration, certification, bonding, or other credentials if required for the work being performed.
· Ability to pass any background check, motor vehicle record check, or other screening required by Habitat, the affiliate, insurers, grantors, or applicable law.
· Ability to work professionally with homeowners, donors, board members, volunteers, subcontractors, suppliers, inspectors, and community partners.
· Ability to work both independently and as part of a team.
Preferred Qualifications
· Prior residential construction leadership experience.
· Experience working with volunteer labor.
· Experience managing subcontractors and vendors.
· Experience with affordable housing construction or Habitat for Humanity construction practices.
· OSHA, First Aid/CPR, or similar safety-related training.
· Knowledge of energy-efficient construction practices.
· Experience coordinating utilities, inspections, and local building departments.
· Experience with rural construction sites, crawl spaces, stepped foundations, drainage challenges, or difficult site access.
· Experience with modular, panelized, multi-family, or other alternative housing methods.
Physical and Work Environment Requirements
This position requires the ability to work in active construction environments.
· Work outdoors in varying weather conditions.

· Lift and carry construction materials, tools, and equipment.
· Stand, bend, climb, reach, and perform construction-related tasks.

Compensation and Benefits
Expected hiring range: Dependent upon experience, qualifications, certifications, construction management background, and demonstrated ability to meet the needs of the position.
Brown County Indiana Habitat for Humanity may consider compensation above the posted hiring range for a highly qualified candidate with significant residential construction management experience, subcontractor management experience, Habitat or nonprofit construction experience, current Competent Person certification, and experience with volunteer-led construction, multi-family construction, modular construction, panelized construction, or other alternative building methods.

Final compensation and benefits will be based on the approved affiliate budget, candidate qualifications, experience, applicable certifications, organizational needs, and current affiliate policy.

· Support the affiliate’s goal of building approximately three safe, affordable homes per year.
· Support long-term growth by helping identify suitable land, larger parcels, and practical construction methods for future projects.
Pay: $50,000.00 - $55,000.00 per year
